Job Description:

DXC Real Estate is seeking an experienced lease administrator for its large portfolio of owned and leased offices and data centers around the world. Reporting to the Director of Global Real Estate Operations, this individual will oversee all expense and income lease administration activities and manage the contract with DXC’s lease admin supplier.

Essential Job Functions (Responsibilities):

  • Maintain accountability for all lease management operations globally, including invoice payments, subtenant billings, lease abstractions, records management, compliance activities, and issue resolution.
  • Manage lease admin supplier contract to ensure performance against KPIs and SLAs and accuracy of lease abstraction and invoice validation activities.
  • Serve as escalation point for resolution of issues with payment requests and other areas, such as landlord/tenant disputes, legal concerns, facility management, accounts payable and receivable, TIA reconciliation, and security deposits.
  • Ensure lease compliance reporting is accurate and complete. Manage escalation of any FASB issues by/to Accounting. Implement and ensure delivery of actions plans, if needed, to address issues.
  • Review audits of expense reconciliations and coordinate with supplier on formal audit reports and tax appeals. Ensure calculations for pass-throughs to tenants are documented and accurate.
  • Interface with external/internal auditors and other functions as audits require.
  • Responsible for the maintenance and continued improvement of DXC lease administration processes, technology, and standards and managing and enabling the lease administration supplier’s optimal performance on a global basis

Skills and Experience:

  • Past corporate real estate experience in a global lease administration function with track record of successful managing a large portfolio
  • Experience with variations in lease practices based on differing rules and regulations across countries and regions
  • Experience with lease administration databases and payment/invoicing processes practices in a large company
  • Experience with FASB/SOX compliance practices
  • Exemplary ability to interact effectively to obtain alignment from diverse stakeholders, including landlords, tenants, brokers, other real estate functions, and corporate partners (e.g. finance, treasury, supply chain)
  • Attention to detail and strong organizational and prioritization skills to manage multiple tasks simultaneously
  • Excellent mathematical and written and verbal communications skills to distill complex issues and develop clear reports
  • BA/BS degree

The base salary range represents the low and high end of the DXC salary range for this position. Actual salaries depend on a wide range of factors that are considered in making compensation decisions, including but not limited to skill sets; experience and training, licensure, and certifications; and other business and organizational needs. The range listed is just one component of DXC's employee compensation package. Other rewards may include a vacation policy and region-specific benefits.

At DXC, it is not typical for an individual to be hired at /near the top of the range. A reasonable estimate of the current range is 94,000.00 - 141,000.00 USD Annual

Compensation at DXC is influenced by an array of factors, including but not limited to the experience, job-related knowledge, skills, competencies, as well as contract-specific affordability and organizational requirements. A reasonable estimate of the current compensation range for this position is $94,000 - $141,000.
