Job Description


Looking for a challenging opportunity to manage a team providing services across multiple facilities? Ready to leverage your skills in troubleshooting HVAC equipment to mentor up and coming technical staff? Then we are ready to have you join our team! The On-site Manager shall have at least five (5) years of experience in the maintenance of heating, ventilating, and air conditioning (HVAC) systems. The ideal candidate should have experience overseeing contracts with over 25 buildings and $5 million/year. The Site Manager will work directly for the Project Manager (PM) and act as deputy PM in their absence, develops and directs technical personnel who provide support services, and supports the implementation of the Quality Control (QC) Program.

The Site Manager is expected to work from the on-site trailer and be present during the Government's regular working hours. Candidate must be available to be on-site within one hour after the Government's regular working hours.

Must be knowledgeable and skilled in HVAC installs, services and repairs, as well as environmental-control systems in office buildings and other commercial establishments. Work covers such elements as Energy Recovery Systems, cooling towers, equipment inspection, furnace maintenance, electric hot water heaters, package unit computer rooms, air compressors, air dryers, air handling units (AHUs), backflow preventers, boilers (steam, gas and oil), chillers, circulating pumps, condenser units, evaporator units, exhaust fans, expansion tanks, heat exchangers, humidifiers, unit heaters, filters, coils, water testing and treatment, boiler inspection, and direct digital control (DDC).

Essential Job Functions:

  • Site Manager is responsible for determining work methods, trade techniques, equipment and materials to be used in accomplishing assignments for personnel under their supervision.
  • Assign work to subordinates utilizing Computerized Maintenance Management System (CMMS) to maintain building operations.
  • Provide Quality Control (QC) services for the work of subordinates and subcontractors to ensure maximum efficiency, economy, and quality of work performed.
  • Perform diagnostic and repairs on building systems.
  • Prepare work schedules.
  • Train, or arrange for training of employees in the proper maintenance of building systems.
  • Maintain training records for all employees.
  • Coordinate and schedule maintenance and repair work on a daily basis to provide on-time delivery of contract requirements.

Skills:

  • Ability to read Architectural blueprints and generate design concepts using available tools.
  • Capable with basic office equipment to include cell phone, tablet, telephone, fax and copy scanner.
  • Capable with work order management systems (experience with eMaint highly desirable)
  • Moderate knowledge and use of Microsoft Suite of products including Excel, Outlook, and Word is desired.
  • Functional knowledge of Building Automation Systems and monitoring controls.

Qualifications for the position include:

  • HVAC Journeyman License or equivalent desired
  • OSHA 30 desired
  • An existing HSPD-12 Determination for Work Desired
