Salary Range: $91,890 - $102,100 annually

POSITION OVERVIEW*

The Senior Project Manager is a position within the Real Estate Development Department and is expected to oversee all stages of permanent supportive housing development including feasibility, predevelopment, design, project financing, construction and close-out. Projects may include new construction, rehabilitation, resyndication and joint ventures with other developers.

ESSENTIAL FUNCTIONS

Researches and secures financing from conventional, nonprofit and public funding sources for predevelopment, construction and permanent financing, including preparing or overseeing applications.

  • Evaluates potential project sites for new construction, acquisition, rehabilitation and/or syndication opportunities.
  • Oversees project design development, supervises preparation of project plans, specifications and permits.
  • Guides all required entitlements, environmental review and regulatory approvals.
  • Procures and coordinates work between owner, consultants, architects and engineers, including contract negotiation.
  • Prepares due diligence responses to project funders, coordinates loan document review and facilitates escrow and lease closings.
  • Coordinates and oversees implementation of relocation plans.
  • Prepares and monitors project budgets, pro forma financial projections and project schedules.
  • Collaborates and facilitates meetings with HomeRises internal and external stakeholders as well as community members, including our existing residents.
  • Participates in interdepartmental teams and working groups.
  • Participates in advocacy and fundraising activities related to the agency.
  • Assists on asset management of existing sites as needed.
  • Works independently and highly effective in problem solving within tight time constraints.
  • Meets regularly with supervisor to provide written and oral progress reports and elevate issues associated with the development process.
  • Other duties as assigned.

Location: Remote with site visits to San Francisco, CA required

  • Status: Full-Time / Exempt
  • Schedule: Generally, Mon Fri 9 AM to 5 PM
  • Reports to: Chief Strategy & Operating Officer

QUALIFICATIONS

*
Bachelors Degree or equivalent plus five years of affordable rental housing development experience; OR

  • Masters Degree in Urban Planning, Business, Law, Public Policy or related field plus four years of affordable rental housing development experience.
  • Demonstrated commitment to working with people who have experienced homelessness and support for HomeRises mission vision and values, with a positive attitude, sense of humor and creativity.
  • Proven ability to work effectively with lowincome, diverse, multiethnic populations.
  • Interest in growing and maintaining permanent supportive housing in San Francisco.
  • Strong proficiency in Microsoft Excel, MS Word, Outlook and PowerPoint.
  • Strong time management and organizational skills with attention to detail and accuracy; Capacity to manage multiple projects simultaneously.
  • Good presentation skills with excellent oral and written communication.
  • Proven track record with experience managing all phases of real estate development, with at least two construction closings and experience in new construction and major rehabilitation.
  • Prior non-profit affordable rental housing experience, especially demonstrated experience with public and private affordable housing funding resources and subsidy programs including LIHTC, MHP, LOSP and RAD.
  • Experience or interest in supervision and mentoring.
  • Strong interest in social justice and advocacy.
  • Ability to work under limited supervision.
