POSITION: Realty Director

OPENING DATE: October 21, 2022

CLOSING DATE: Until Filled

SUPERVISION: Under the direct supervision of the Chief Tribal Officer

LOCATION: Omaha Tribal Administration Building – Macy, Nebraska

SUMMARY: The Realty Director shall be responsible for the leasing of tribal lands with the perspective of conserving, developing, and utilizing the lands for the best possible protection and to obtain the maximum income. Assistance shall be provided to the individual land owners and the tribal officials in which they have a valid interest, such as the availability of lands, policies & policies, and status.

ESSENTIAL DUTIES and/or RESPONSIBILITIES:

· Establish permanent records for current and future use by the tribe by recording the leasing records of past and current to retrievable records. Assist members or tribal officials with proper procedures when they have expressed a necessity to enter into a land lease.

· Shall maintain and update all tribal leases, land records, and inventories on the computer data base.

· Shall monitor tribal lands and leases.

· Shall ensure compliance with grant contract and requirements.

· Continue research of lands and boundaries of tribal and heirship lands.

· Ensures compliance with the leases, bond, farm plan, rental receipts, compliance check form, and any other relating correspondence.

· Utilize the technical assistance of the Bureau of Indian Affairs (BIA), branches of realty, land operations, and forestry for all aspects of the department.

· Provides lease income revenue reports to the Omaha Tribal Council or Controller, abiding by the Privacy Act.

· Will follow-up with visits to BIA and/or to various sites as lease investigations may be required. Any discrepancy or non-compliance shall be reported immediately to supervisor.

· Shall comply with leasing procedures and leasing policies as established by the Omaha Tribal Council.

· Shall prepare lease advertisements and/or negotiate leases in the best interest of the tribe.

QUALIFIATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE:

· High School Diploma or General Education Degree (GED); and six to twelve month’s related experience.

· Must have a valid driver’s license and be insurable.

· Experience in a managerial or administrative capacity, with responsibility for program management and accountability, budget, preparation, and implementation.

LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
