We are excited to be part of another significant redevelopment project. As part of JFK Millennium Partners (“JMP”), the preferred partner of Port Authority of New York and New Jersey, Vantage has been selected to design, build, finance, operate, and maintain Terminal 6 and 7 at John F. Kennedy (“JFK”) International Airport. For this project, Vantage has partnered with American Triple I (ATI), a 100% minority and woman owned investor and developer, and RXR Realty, a leading New York commercial real estate development firm, with AECOM Hunt as the design-build team. The project is to proceed in two phases of construction, with the first phase to include the development of the new Terminal 6 headhouse and departures area on a vacant site adjacent to the existing Terminal 7. Once that has been completed, JMP will demolish the existing Terminal 7 and construct an additional five gates, after which, JMP would then manage, operate and maintain the new facilities.


The Role
Job Summary

The Project Counsel is responsible for supporting the General Counsel on a variety of project and construction contracts, insurance claims and dispute matters.

Responsibilities:
Major Duties and Responsibilities
  • Provide legal advice to clients with respect to the preparation and negotiation of a wide variety of legal documents required for the development, construction, and operation of the facility.
  • Independently prepare correspondence and legal notices pursuant to lease terms and respond to construction-related matters.
  • Work with the Design and Construction Department and project team to draft and complete vendor, consulting, procurement, and design agreements. Ensure that said agreements are timely, accurately finalized, and fulfill contractual lease requirements.
  • Draft and negotiate leases, lease amendments, and other documents for the facility.
  • Provide regulatory guidance with NY building and construction codes, as well as experience reviewing compliance issues (including egress requirements).
  • Manage design and construction disputes, and respond to associated issues (including responses to change orders).
  • Prepare correspondence and legal notices pursuant to lease terms and respond to construction matters.
  • Proactively design and implement a compliance program to track contract and regulatory requirements.
  • Must perceptively assume tasks and responsibilities as required to accomplish the project’s mission
  • Other duties as required or assigned from time to time.
Qualifications:

Education and qualifications

  • Juris Doctor from a nationally recognized law school and licensed in the state of New York
  • 5-7 years of real estate, construction, or related experience at a reputable law firm, and/or Fortune 2000 company
  • Global experience; experience working with multi-national companies
  • Experienced business lawyer with ability to form strong relationships with business leaders to achieve objectives of the Real Estate functions
  • Strong technology skills (e.g. Office 365 (includes SharePoint), BIM 360, Procore and Workshare)
  • Experience working effectively in a regulated environment
  • High school graduation: relevant university or college degree preferred
  • Excellent written and verbal communications
  • Organization and planning skills crucial for multi-tasking while prioritizing and executing tasks
  • Ability to diffuse and manage situations in high pressure situations
