The Post Closer will be responsible for all aspects of the post-closing process including but not limited to warehouse and secondary market file delivery, clearing and curing of post-close audit items, investor suspense items, post-purchase audits, insuring, trailing documents, creating boarding tapes, and boarding loans to the servicing system.

What you will do for Constructive Capital:

• Scan, upload, and index closing packages received from title companies
• Deliver a collateral package to the warehouse bank timely
• Ensures that all closed loans are in compliance with federal, and state laws and meet company policies and investor guidelines
• Reviews all closed loans for accuracy and completeness and delivers complete documentation to the investor
• Assist in effectively communicating with investors to satisfy all post-closing and post-purchase audit discrepancies
• Verifies that all stipulations requested are valid and met to ensure that loans are saleable/purchased
• Communicate any discrepancies found within a closed loan file and proactively coordinate solutions for resolve
• Work with Originations, borrower/broker, and title for timely resolution of outstanding items
• Collaborate and assist the Secondary Market team resolve post-close curative items expediently and accurately
• Follow up receipt of trailing documents and ensure they are in compliance, and deliver to the investor within the required time frames
• Prepare loan boarding tapes for service retained loans
• Upload loan packages to servicing system based on investor specifications
• Perform any other duties as assigned

What you will bring to Constructive Capital:

• High school diploma; GED required
• Must have 2+ years of residential mortgage experience
• Broad knowledge and understanding of mortgage loan documents
• Strong organizational and communication skills
• Demonstrated teamwork and customer service skills
• Attention to detail and ability to manage workflow effectively
• Works independently and prioritizes multiple functions while meeting pre-established deadlines
