Bristol Urban Apartments is an asset-owned real estate investment and management company. We specialize in acquiring, restoring, leasing and maintaining vintage apartment buildings in Portland and Vancouver.

We are currently seeking a Portfolio Manager to oversee the management of a group of our properties

JOB SUMMARY: This position is responsible for overseeing half of Bristol’s portfolio and the managers associated with each building. Apartment buildings are located in the Portland Metro area with two in Vancouver.

SUPERVISES: 5 to 6 on-site property managers

WAGE STATUS: Exempt

COMPENSATION: 50-60K annually, DOE, plus benefits

PORTFOLIO MANAGEMENT:

  • Directly supervise 5-6 on-site managers
    • Assist with hiring and training of on-site managers
    • Employee coaching and performance management, including annual performance reviews
    • Approve timesheets and time off requests
    • Manage commercial tenants and spaces
  • Provide guidance to on-site managers regarding property conditions and projects
  • Provide guidance to on-site managers regarding tenant relations
  • Ensure paperwork received from on-site managers is accurate, complete, and in accordance with Oregon Law
  • Perform site inspections
  • Setting market rate for vacant units
  • Facility monthly property manager meetings
  • Invoice verification and approval

Marketing Coordination

  • Monitor Craigslist and Bristol website ads to ensure accuracy, completeness, and proper pricing, per Bristol Urban Apartment’s Marketing Procedure
  • Create marketing material as needed
  • Assist in performing Multifamily NW surveys bi-annually

Tenant Relations

  • Set up Residents in AppFolio as needed
  • Complete rental paperwork in Tenant Tech as needed
  • Post invoiced bills to residents as necessary
  • Perform file audits and research as needed
  • Ensure that tenant files are complete, accurate and compliant with Oregon Law (work may be performed by others)
  • Coordinate tenant communication with property manager such as:
    • Lease violations
    • Move Ins
    • Move Outs
    • Transfers
  • Issuing delinquency notices.

KNOWLEDGE, SKILLS, & ABILITIES:

  • Customer service focus.
  • Good communication and interpersonal skills.
  • Attention to detail.
  • MS Office suite, especially Excel, Word, and Outlook.
  • Ability to follow oral and written instructions in English.
  • Prior property management experience required.
  • Ability to prioritize multiple tasks.
  • Ability to work effectively with a team.
  • Demonstrate initiative.
  • Ability to work independently as needed to support group effort.
  • Participate in training in order to comply with company guidelines and with new or existing laws.
  • Data entry experience with demonstrated accuracy.
  • AppFolio, Tenant Tech, Portland FAIR Housing laws, Oregon landlord tenant law knowledge
  • Washington Landlord Tenant Law is a plus.

QUALIFIATIONS:

  • College degree in business management, real estate, or demonstrated competence through equivalent work experience,
  • 3 years minimum property management experience

PHYSICAL DEMANDS: The work requires routine walking, standing, bending, and carrying items weighing less than fifty pounds
