The Maintenance Director functions to oversee, maintain, and repair the equipment, operating systems, structure, and grounds of the community.

Maintenance Director Job Profile

  • Perform daily walkthrough throughout the entire residence, grounds, and parking area
  • Review all work orders from resident work order log daily and completes tasks as assigned
  • Paint interior walls and repair drywall.
  • Troubleshoot equipment problems to determine required repairs
  • Complete all required maintenance and repairs
  • Maintain expenses for parts and reviews all costs before purchasing with Executive Director
  • Complete bid proposals and submit for all projects or work requiring outside contractors/vendors
  • Coordinate preventative maintenance based on specific residence schedule
  • Coordinate and provide oversight of work performed by outside vendors
  • Maintain records of repairs, preventative maintenance, warranties, and inspections
  • Present a professional, positive and helpful attitude at all times when interacting with residents, customers and co-workers
  • Perform other duties as assigned by the Executive Director

Maintenance Director Job Requirements

  • At least 1 year of experience as Maintenance Director, preferably in a senior living capacity
  • Must have experience repairing and texuring drywall.
  • Must have experience painting interior walls to a high standard.
  • Working knowledge of chemicals and how to properly use, store, and dispose of them
  • Ability to move quickly, safely, and remain calm in case of an emergency
  • Ability to have a conservative, careful, and cautious approach to work, while ensuring that all tasks are completed in a timely manner.
  • Ability to stand for extended periods of time
  • Familiarity with standard power tools and equipment
