This position assists the CHS Facilities Manager with the operation of the various CHS Center locations. This position is responsible for the management of the corrective and preventive maintenance work order system for the building proper, building equipment and grounds at all of the CHS Early Childhood Education centers. This position directly supervises internal employees and outside contractors as they accomplish work for CHS. Additional responsibilities include maintaining proper inventories of all maintenance parts and consumables, performing inspections of center facilities, assisting maintenance technicians with complex or heavy jobs, and covering for technicians’ vacation time.

As new centers are built this position will be involved with design and with standardization of maintenance components, parts, and practices across all sites.

CHS intends to have one technician for every three centers. The technician will have a utility type van to move between sites and to transport any needed tools, parts and supplies. When three centers are built, the supervisor will be responsible for one technician, six centers, two technicians.

Responsibilities:

Technician Supervision:

  • Schedule technicians for proper coverage
  • Oversee technicians to ensure all work is being done in a safe manner and in a way that reflects the high standards expected of CHS buildings
  • Direct technicians for emergencies
  • Work with occupants to schedule technicians to complete necessary Preventive Maintenance work orders
  • Lead periodic staff meetings for safety and to keep employees informed
  • Participate in interview process for hiring of new technicians
  • Perform performance reviews with direct reports (technicians)

New Center Preparation:

  • Participate in review of designs for standardization with other sites
  • Create and implement new equipment tree and preventive maintenance schedules within Peoplesoft
  • Participate in construction meetings to become familiar with centers
  • Work Order Management
  • Review service requests, convert to work orders, and assign work to technicians
  • Evaluate service requests/work orders/calls and determine the urgency of the matter and assign to technician for completion
  • Dispatch technicians as directed
  • Work with occupants to schedule technicians to complete necessary Preventive Maintenance work orders
  • Oversee Contractor Scheduling for monthly, semi-annual and annual equipment inspections as required

Purchasing Duties:

  • Request PO numbers from School Operations Manager (Service Purchase Orders entry for vendor, etc.)
  • Work with Facilities Manager in purchasing and issuing of parts and supplies for operations division
  • Establish correct inventory levels using information received from technicians, and integrated with prudent inventory practices, to assure maximum service while minimizing inventory carrying costs.
  • Research repair items that the Technicians will need.

Other Tasks:

  • Cover Maintenance Technician duties as necessary
  • Respond to emergency breakdowns at the center and work with the Facilities Manager and technicians to effect repair
  • Attend trade shows or conferences as appropriate to stay up to date with trends in building management

Qualifications:

  • High School Diploma required; Associates Degree preferred
  • 3-5 years of experience in a similar role
  • Valid Driver’s License required
  • Extensive knowledge of building maintenance, preferably in an ECE or elementary education setting
  • Building automation systems, building heating and cooling systems, building safety systems such as fire alarms and sprinkler systems
  • Planning and implementation of a preventive maintenance system
  • Strong supervisory, communication and interpersonal skills
  • Strong organizational and problem-solving skills
  • Computer skills and understanding of various software packages such as Microsoft Office products and of a work order and inventory system such as PeopleSoft.
  • Able to calmly handle stressful situations while troubleshooting a problem while keeping him/herself and others safe
  • Able to read, understand, and execute manufacturer’s recommendations, schematics and blueprints regarding, servicing and preventive maintenance of equipment.
  • Able to multi-task projects across various sites
  • Excellent communication skills in order to interact with employees at all levels at the Centers and to be a presence that inspires confidence that the problem at hand will be handled well
