Overview:

Responsibilities:

  • Oversee and manage approximately 500,000 square feet of commercially tenanted space in TCB’s mixed use projects, in both self-managed and third party managed sites.
  • Work with Director of Commercial Real Estate, regional operations teams including District Managers, and 3rd party management to establish annual CAM budgets and commercial income projections.
  • Manage the annual NNN estimating and reconciliations, work with the Commercial Real Estate Analyst to incorporate assumption into Yardi as well as communication with the commercial tenants.
  • Work with the Commercial Lease Analyst for invoicing and collection of all rents, arrears, additional rent and other charges and ensuring as many commercial tenant’s pay via ACH – RentCafe through Yardi.
  • Coordinate with the regional operational partners to prepare the annual property budgets with a focus on commercial, including identifying operational projects and project capital improvement - assist in commercial reserves planning.
  • Review, analyze, and report as needed, on the commercial financial performance and impacts in mixed use properties and participate in meetings with senior management.
  • Assist District Managers with contracts for maintenance, trash removal, landscaping, security, and other ongoing services and manage disputes with these service providers where appropriate.
  • Work with regional property manages to evaluate existing properties and needs for commercial for repairs and construction projects including tenant and building improvements
  • Work with Director of Commercial Real Estate and regional operations team to establish a commercial property management best practices SOP’s for mixed use assets.
  • Train, mentor and direct activities of site staff to assist in the day to day interaction with the commercial tenants.
  • Establish a connection and communication with the tenants, deliver a high level of customer service
  • Establishing and monitoring adherence to the properties’ operating policies and procedures;
  • Ensuring compliance with codes and regulations; recommending legal actions for violations of leases or contracts

Specific Functions:

  • Support the Director of Commercial Real Estate, Senior Vice President of Operations and Construction and regional site team with mixed use assets
  • Participate in industry organizations, functions and events.
  • Perform other duties as assigned.

  • Excellent Microsoft Office skills
  • Exceptional interpersonal and presentation skills, ability to lead people and get results.
  • Capable of organizing and managing multiple priorities and able to generate solutions.

  • Must possess the ability to communicate effectively with all levels of management, employees, and outside contacts.

  • Involves travel 10% and physical site tours throughout commercial property portfolio, including to construction sites.
  • While performing the duties of this job, the employee routinely is required to sit; walk; talk and hear; use hands to keyboard, finger, handle and feel; stoop, kneel, crouch, twist, crawl, reach, and stretch.
  • The employee is required to move around the building or site.
  • The employee may occasionally lift and/or move up to 20 pounds.
  • Travel required.
  • Must work under deadlines and ability to meet deadlines.

Education and Experience:

  • BA or BS degree preferred or 5+ years’ experience in Property Management, operations or training required.
  • 5 years’ experience in Property Management or related industry to include Hotel, Retail and Customer Service required.
  • Proficient with an Industry Software such as Yardi.
  • Prior experience and knowledge of affordable housing preferred.

Salary Range $80-100k
