Job Summary:

Under general supervision, this position is responsible for maintaining, and repairing the facility’s mechanical systems, plumbing, environmental controls, and HVAC systems for the historic Fox Theatre.

Key Responsibilities:

1. Responsible for inspection, preventative maintenance, operations, and repairs to mechanical and plumbing equipment, refrigeration, door/hardware, steam and pneumatic systems, cooling tower, boilers, water pumps, building control systems and specialty theater equipment.

2. Ensure all mechanical, HVAC, and plumbing systems including repair and /or construction work is completed in accordance with Federal, State and Local code compliance requirements.

3. Participate in the delivery of events; coordinate arrangements with event and operations department and clients; monitor and direct the work of contractors on building projects.

4. Participate in work scheduling and forecasting for facility maintenance and operations; identify and resolve problems; monitor workflow; review and evaluate work projects, methods, and procedures.

5. Ensure compliance with hazardous materials communication program, material safety data sheets, records, permits, maintain knowledge of changes in Federal, State and Local regulations.

6. Respond to emergency alarms and the like.

7. Determine causes of any mechanical, HVAC, plumbing deficiencies, make necessary repairs to remedy the malfunction using appropriate tools.

8. Oversee and monitor to ensure proper operation of fire and life safety systems including fire suppression systems, emergency exit devises, fire pump, jockey pump and fire alarm.

9. Coordinate any connecting, disconnecting, paralleling, or substituting to electrical distribution equipment system to avoid damage, danger, and unnecessary interruption of service.

10. Maintain a safe work environment, ensures safety precautions are always taken. Report discrepancies, damage, and loss of property and safety concerns promptly following reporting procedures.

11. Utilize computerized systems to interpret and prioritize work orders. Executes work orders to ensure event needs are met in a timely and accurate manner.

12. Perform general ground maintenance including snow removal and lights.

13. Secure necessary permits.

14. Assist in the development of standard operation procedures.

15. Support other properties including but not limited to Hockeytown Café and the Fox Office Building.

1. Performs other duties as assigned.

Minimum Knowledge, Skills and Abilities:

1. Minimum of 2-4 years of experience in all phases of building systems, thorough knowledge of compliance requirements in mechanical, plumbing and HVAC.

2. A minimum education level of: High School Diploma or its equivalency.

3. HVAC/R Certificate or State of Michigan License for HVAC, limited heating service, unlimited heating service, limited refrigeration and air conditioning service, or unlimited refrigeration and air conditioning service although not required.

4. EPA universal refrigeration license

5. Excellent diagnostic skills.

6. Ability to read, write and understand complex direction.

7. Ability to read, decipher blueprints, schematics and construction specification and technical documents.

8. Effective communicator, both written and verbal. Excellent interpersonal skills. Ability to work effectively with a diverse team.

9. Work effectively under pressure to meet business deadlines. Adaptable through change.

10. Establish and maintain effective working relationships with staff, contractors, and facility users.

11. Ability to be on call 24/7.

12. Ability to work independently and under minimal supervision.

13. Maintain a professional appearance.

14. Positive and collaborative attitude

Preferred Knowledge, skills, and abilities:

1. Experience working in a large-scale facility.

2. Certification to operate a forklift and man lifts.

3. Experience at a historic building although not required.

Working Conditions:

1. Irregular and extended hours including nights, weekends, and holidays.

2. Exposure to high noise level.

3. Frequent visual/auditory attention

4. While performing the duties of this job, the colleague is regularly exposed to a facility environment, outside weather conditions, extreme cold/heat, chemicals, electricity, moving mechanical parts, high, precarious places, and fumes or airborne particles.

5. Required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The colleague frequently is required to sit. The colleague is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. The colleague must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

6. Requires long periods of time on feet.

7. May cross train at other venues and manage team members
