Job Summary
Primary responsibility is to quickly resolve restaurant property issues, including determining maintenance responsibility, security and liability concerns, landlord and tenant property maintenance violations and disruptions to restaurant operations.
Key Job Functions
- Review and analysis of lease/contract obligations and real estate title work.
- Research government records pertaining to property ownership, and regulations and ordinances pertaining to property maintenance and restaurant operation.
- Detailed review and analysis of site plans and surveys.
- Manage notices and violations from landlords, governmental agencies, coordinate resolution and response before deadlines and negotiate reduction of any fines and penalties.
- Work with landlords and third parties to ensure they perform their maintenance responsibilities on issues such as access or parking problems, landscape concerns, snow removal, parking lot lighting issues, city/government compliance, and completion of repairs.
- Preparation of correspondence, notices, summaries, and various form legal documents and contracts.
- Maintaining logs and database records, including tracking and monitoring issues and critical deadlines.
- Maintain a positive public image of Brinker International and foster a continued positive rapport with landlords, property management companies, developers, other tenants, trade groups and public entities.
- Collaborate and coordinate with various restaurant management teams, including facility managers, property development, construction and design teams, risk management and property accounting to jointly ensure properties are properly maintained or timely repaired, costs property allocated to third parties, violations resolved, and liabilities mitigated.
- Other duties dependent on needs of department.
What You Bring to the Team
- 7 + years in Commercial Property Management or Paralegal experience with a background in commercial real estate transactions, including title review
- Contract and real estate/lease document review and abstracting experience
- Working knowledge of real estate terms, basic laws pertaining to real property, public records and title.
- Strong problem solving and research skills
- Excellent communication skills - written and verbal
- Demonstrated ability to work effectively with both internal and external stakeholders
- Ability to handle multiple tasks and manage multiple time sensitive priorities
- Excellent organizational traits
- Ability to be flexible and work after hours as needed
- Strong computer skills with experience with Microsoft basic software and Excel
