Position Summary:

The Senior Asset Manager is responsible for oversight of the operational functions of the property management company, for all of CCHS multi-family housing developments, and the administration of asset management functions from concept to disposition of real estate assets owned by CCHS and its related entities. This position will report directly to the CCHS Director in the overall planning and execution of his/her duties and when needed, also reports to the CCHS Board of Directors.

This position will be responsible for the oversight of daily operations of housing sites, long-term capital planning, and ensuring compliance with all regulatory requirements and reporting.

Responsibilities:

Asset Management

  • Oversee the development of strategic plans and property goals for all properties
  • Evaluates and advises the CCHS Director on Hold/Sell/Refinance recommendations
  • Oversees and recommends approval of annual budgets, cash management and capital replacement plans
  • Ensures compliance with all regulations, obligations and reporting requirements for all contracts and agreements for multi-family portfolio.
  • Places builders risk, general liability and property insurance (Pre-During-Post Construction / as needs change) at required levels, within required time frames and ensures adequate, continual, competitive coverage.

Property Management

  • Oversight and monitoring of Property Management Company to ensure performance benchmarks are met or exceeded
  • Works with Property Management Team to ensure appropriate crisis management and site security
  • Ensures site visits, inspections and reviews on a regular basis and reports to CCHS Director
  • Oversees and helps maintain good public relations with the community and tenants that are consistent with CCHS Mission, Vision and Values
  • Collaborates with the Resident Services Program Manager and Property Management Company to coordinate delivery of services to residents

Participation on Development Team

  • New Construction
  • Assists with determining local housing needs for low-income households and help conceptualize developments in the community.
  • Responsible for providing professional expertise in the area of operational viability.
  • Review and approval of operating budgets for new developments, architectural plan and specifications, as well as oversight of marketing and lease up activities.
  • Preservation (Acquisition/Rehabilitation)
  • Assist with operational analysis of existing, affordable housing developments
  • Assignment and transfer of existing contracts
  • Lon-Term capital needs assessments and planning

Supervision

  • Oversight and supervision of the Asset Management staff

Perform other duties as assigned

Physical Requirements:


This position normally requires the physical demands of standing, walking, bending, lifting, keyboard fingering or performing other work requiring low physical exertion, talking, and hearing on a regular basis to perform the job requirement. These physical demands are required up to 90% of the time.


Non-Physical Requirements:


Education

  • BA or BS degree from an accredited college or university in Business, Asset Management, or closely related field
  • HS Diploma required

Experience

  • Minimum of 10 years experience in Asset/Property Management or a related field

Special Skills

  • Ability to be work independently, be self-motivated and complete job responsibilities with little or no supervision
  • Ability to work efficiently in a team setting and in a leadership role
  • Ability to communicate effectively both orally and in writing
  • Working knowledge of Microsoft Office software
  • Knowledge of Washington state and national affordable housing funding sources and compliance requirements

Licensure, Registration, Certification

  • Valid Washington State drivers license and agency minimum required liability insurance
