SUMMARY:
Active member of the management team and assists the Executive Director with the management of the community.

Responsible for growing occupancy and revenue as well as managing all aspects of the sales efforts in the community. Achieve and exceed budgeted census for the community. Represents the residence in a positive light, maintaining favorable relationships with hospitals, local physicians and other marketing and referral sources. Initiates and coordinates visits by influential and community groups to the residence for marketing exposure with the Regional Sales Manager and Executive Director. Coordinates all advertising and public relations for the residence. Handles the inquiry/occupancy and relocation process. Responsible for ensuring that the Occupancy/Marketing Department operates in accordance with all policies and procedures.

ESSENTIAL FUNCTIONS, DUTIES and RESPONSIBILITIES:

Promote the mission and core values of the Residence and LCB Senior Living to residents, visitors, co- workers and the surrounding community.
As a department head you are expected to have an active role in growing community occupancy by representing and interacting positively with potential residents, family members and professionals. Lead the sales process to drive occupancy and revenue. Minimum of 4 close a month is the basic expectation in a community. You must be able to effectively manage a database and conversion of prospects to tours based on community targets.
Perform all duties and responsibilities with a positive attitude.
Act as a representative of the residence to the community.
Establish and maintain continuing favorable relationships through outreach with social service departments, hospitals, physician offices and other marketing and referral sources. Expectation is 6 external visits per week.
Initiate and coordinate the visit of influential individuals or groups and other community members or groups to the community for planned visits, tours, meetings, presentations, etc.
Coordinate and manage community internal and external marketing events.
Establish and maintain a favorable impression of the residence to the residents family and friends, influential individuals and groups, community members, etc.
Communicate with residence staff regarding current status and goals of the census.
Works with all associates to provide proper information for resident move-ins.
Maintain current knowledge of programs and regulations, which affect the inquiry, occupancy and vacating procedure

Update of competitive communities in the marketing area and any changes that will influence the residences programs and progress updating the competitive analysis accordingly.
Conduct and/or attends required in-service training and orientation.
Uses and enters all sales activities into company lead tracking software and ensures data is accurate and current.
Completes all reports in a timely and accurate manner.
Complies with all corporate directives positively and in a timely fashion.
Demonstrates accurate analysis of relevant population market conditions.
Participates in local community organizations on a regular basis.
Shows initiative in responding to market and developing unique products and procedures.
Communicates effectively (both verbally and in writing) in English.
Other duties as requested.

Ensures model apartments are well appointed, clean, and neat

Job Duties Monthly:
Plans and coordinates lead generating events each month
Proactively identifies and pursues publicity opportunities
Coordinates new resident move-in process with support of management team, including all required paperwork, unit readiness, resident requests and welcome event
Meets monthly budget targets, with any variances to be discussed with the Executive Director
Provide monthly sales and/or customer service training to concierges and managers
Lead the development and implementation of all strategies and tactics for the community consistent with LCBs corporate objectives
Job Duties Ongoing:
Analyzes the strengths and weaknesses of the community compared to competitors and develops appropriate action steps to effectively sell against the competition
Identifies primary and secondary markets with appropriate sales strategies and tactics
Gathers YARDI reports for analysis and interpretation (to identify solutions)
Complete competitive market analysis data and maintains a detailed competitor comparative analysis (including rates, apartment sizes, services, and amenities) in February & August


QUALIFICATION STANDARDS: (These qualifications meet or exceed NH, MA, CT and RI State specific requirements.)

b. Knowledge, Skills, and Abilities: Requires the ability to assist in maintaining the overall census to budgeted goals or above. The ability to establish and maintain a positive image and productive relationships with marketing and referral sources is required. Organizational skills are essential. The ability to communicate effectively in English both orally and in writing is essential.
c. Education: Bachelors Degree from an accredited college or university is preferred.
d. Experience: Requires at least two years of occupancy/marketing/admissions experience or sales background, preferably in the health care or service industry.
e. Certificates/Licenses: Valid drivers license in the state employed is required.
