204-unit condominium in Aiea seeking a Resident Manager with an opportunity for growth and challenge.

Relationships

  • Reports to Board President and Property Manager.
  • Supervises staff and contract workers.
  • Maintains relationships with all residents, ensuring consistent application of property policies.
  • Maintains relationships with clients, vendors, and professionals servicing the property.
  • Maintains relationships with the managing agent’s accounting, payroll and administration.

Responsibilities

  • Oversee day-to-day operations of the property.
  • Performs regular inspections of grounds, including all common areas.
  • Evaluates maintenance operations periodically to determine cost efficiency.
  • Receive and schedule repair requests timely. Follow through to ensure the work was completed properly.
  • Solicit proposals for common area repairs and maintenance.
  • Handles emergency repairs and implement a preventive maintenance program.
  • Supervises move-in and move-out procedures.
  • Make bank deposits.
  • Completes additional tasks as assigned by the managing agent and Board.

Financial Analysis

  • Recommend and implement cost saving measures.
  • Provides recommendations for components repairs, replacements, and/or improvements.
  • Assist in preparation of the annual association budget.
  • Review invoices for accuracy, approve and submit timely.
  • Submit check requests and reimbursements timely.

Administration and Personnel

  • Assists Property Manager and Board with special projects and administrative tasks.
  • Communicates all problems and makes recommendations to Property Manager and Board.
  • Prepares Resident Manager reports monthly.
  • Maintain an organized recordkeeping system (contracts, i.e.).
  • On-site Staff: Responsible for hiring, training, submittal of timesheets, supervising, developing and terminating employment.
  • Ensures staff compliance with Association policies and procedures.
  • Ensures staff performance of duties on a timely basis. Performs employee evaluations and recommendations for promotion and/or salary increase to the Board.
  • Maintain and registers residents and provide a copy of the House Rules.
  • Enforce the Association House Rules.
  • Prepares and post on-site notices.

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year

Experience:

  • Customer service: 3 years (Required)

License/Certification:

  • Driver's License (Required)
  • ARM Certification (Preferred)
