JOB TITLE: Property Manager FLSA Exempt

  • Primary Function


The Property Manager is accountable for protecting, maintaining, and enhancing the value of properties to maximize asset value, customer satisfaction, and revenue. Responsible on managing and holding onsite team accountable for daily tasks while processing/escalating resident issues as necessary. Willing to go the extra mile to get the job done along with support to the team. Lead team by example with a customer-first attitude with a smile and mindset. Property Manager continually represents the organization to employees, tenants, prospects, and the public; your role is to guarantee customer satisfaction and maintain property's reputation.


Responsibilities:
Ll. Typical Duties and Responsibilities


Hospitality Expectations

  • Create a fantastic environment for all tenants
  • Improve customer experience every day with hospitality and quality services
  • Manage onsite concerns within the properties and units
  • Ensure maintenance service requests are completed with speed and quality.
  • Follow-up up on completion to guarantee satisfaction about all services.
  • Monitors and schedules all maintenance activities such as order supplies, coordinate and schedule Preventive Maintenance, update Make Ready Board daily ensuring timely recondition of apartments upon move-out.
  • Maintenance Shop often inspected to ensure compliance with OSHA and companies' policy.
  • Coordinate pest control/termite treatments.
  • Complete "pre-inspections" for units on Notice to Vacate and determine the cause of the move-out.
  • Follow-up on delinquent rent and assess eviction process.
  • Conduct property inspections weekly.
  • Maintain the property always clean, organized, and operating within budget.


Commercial Expectations

  • Oversees leasing, follow-up on pending applications, submit completed rental applications to screening service. Notify applicants once they are approved and schedule the Lease signing and Joint Move-in Inspection. Review lease expiration dates and utilize Re-Certification/Renewal Process Checklist.
  • Manages the daily operations such as scheduling appointments for tours, move-ins, move-outs, and vendor activity.
  • Oversees marketing utilizing the "Marketing Plan" by implementing Resident activities to promote Resident Retention and coordinate completion of a monthly newsletter.
  • Complete monthly Market Survey by shopping competition, be aware of neighborhood market conditions and recommend specials, promotions, and/or advertising.
  • Responsible for the development and implementation of programs designed to increase occupancy, lease, renewal rates, and price.
  • Review, approve PO's/invoices. Process SODA's meeting deadlines. Reclass and accrue for monthly expenses as needed.
  • Prepare Monthly Financial Reports by Reviewing monthly financial statements and budget variances. GPR and rent roll. Market Rent Schedule.


Finance Expectations

  • Manage the property cost and improve the efficiency of OpEx (NOI tracking)
  • Complete Weekly Reports and others as required.
  • Participate in the completion of the annual budget and the Budget Recap/Summary, and the Year-end Property Report.
  • Provides information on operating costs as well as the annual budget for the properties.


Leadership and Manager Expectations

  • Mentor and direct onsite team
  • Manages and leads onsite staff, including maintenance, third-party, and/or AHS Employees providing quarterly performance review feedback.
  • Manage conflict situations (employees, tenant, or third-party)
  • Ensures all calendar activities are conducted promptly to meet required deadlines.
  • Ensures all required city, county, and state permits/licenses are within compliance at all times.
  • Oversees daily workflow for office and maintenance team members, prepares monthly team schedule, and approves payroll and PTO requests.
  • Use daily the Power BI dashboard to manage the KPIs and Goals
Qualifications:
Ill. Qualifications and Experience

  • Bachelor's degree
  • Master’s degree is preferred
  • Minimum five years of experience with leadership positions (Management)
  • Hospitality Manager (hotel) or Property Manager Tenant relations is preferred.
  • Courses in real estate preferred.
  • Spanish speaking preferred.


lV. Knowledge and Skills


  • In depth knowledge of all tenant laws surrounding property management.
  • Proficient in MS Office, Power BI, and Resman preferred.
  • Customer-oriented / People-oriented
  • Interpersonal savvy with strong communication and presentation skills.
  • Well organized with excellent time management skills.
  • Ability to perform functions to manage, direct and provide leadership to assigned property.
  • Ensure the property is maintained while being operated within accordance with companies’ strategies, objectives and facilitate solutions
