BASIC FUNCTIONS:

Responsible for the overall management and maintenance of CRSI’s assets: tangible equipment, properties and grounds (owned and leased), and coordinating with regional maintenance staff to establish and maintain preventative maintenance schedules.

PRIMARY RESPONSIBILITIES:

1. Coordinate property maintenance including leases, insurance re-assessments, renovations, and contract estimates, asset schedules/allocations for accounting, tracking of all depreciated items and capital investments/purchases according to current policies and procedures, and the oversight of the condition of all property and equipment owned/leased by CRSI.

2. Develop preventative maintenance/inspection schedules according to Federal, State, Local and Agency requirements including, but not limited to Medicaid, Life Safety (Dept. of Health), DD Licensure, County Boards, local Fire and Health Depts., OSHA, and per any grants received by CRSI (ODDD-RRP/RHAP; ODOT, etc.).

3. Develop and maintain a schedule of projected maintenance supplies required that will assist in preparing annual budgets with regional staff.

4. Establish and maintain a computerized file on age of equipment, warranties,

conditions of equipment and property (i.e. roofs, flooring, HVAC, vehicles), as well as a replacement schedule for administration of all CRSI owned/leased equipment and property.

5. Coordinate with appropriate accounting staff to maintain updated and correct information as it relates to depreciable and non-depreciable assets, insurance coverage, and location status.

6. Tour (inspect) homes quarterly - in rotation. Complete log of inspections.

7. Participate in audit reviews prior to surveys (Licensure, Medicaid, etc.), as it relates to maintenance issues of properties, grounds, equipment, and vehicles.

8. Develop and assist with training on maintenance issues.

9. Responsible for corporate office maintenance. Will assist with other locations when necessary.

10.Effectively leads maintenance team and process; sets expectations, tracks results, and manages accountability and performance.

11.Other tasks as assigned by supervisor.

QUALIFICATIONS:

Must possess knowledge of property and grounds maintenance, with experience in understanding principles of depreciable and non-depreciable assets, leasing of equipment, insurance assessments, contract estimates, and ability to project future maintenance/supplies needed for budgetary purposes. Must be extremely organized, possess excellent communication skills, be goal oriented, and be able to work independently with little supervision. The ability to develop, maintain, and monitor budgets is required. Must have a current driver license and vehicle insurance.

Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; delegating tasks to and partnering with employees who have leadership responsibilities; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience:

Minimum of 5 years previous maintenance experience; supervisory or leadership experience

Demonstrated experience effectively leading individuals, teams or work groups.

PHYSICAL DEMANDS:

May require lifting of moderate to heavy objects/loads and working outdoors in extreme temperatures and various types of inclement weather conditions. May also include long periods of standing. May come in contact with hazardous chemicals.

WORK ENVIRONMENT:

The work environment varies dependent on duties assigned.

WORK SCHEDULE:

Must be flexible to meet needs of consumers served and Agency, Federal, State, and Local requirements. Must be available for week-end/evening on-call duty on occasion for corporate office and when assisting other maintenance staff for after business hours emergencies.
