Prepare budgets, perform value engineering, negotiate bids, perform conceptual budgeting and estimates during preconstruction, bidding, buyouts and construction phases. Develop work breakdown structure from the project estimates and determine trade specific scopes of work. Review detailed scope of work with the client, engineers, and architects to ensure accuracy. Develop technical bid analysis by creating an excel spreadsheet that layouts every trade contractors bid to compare the bids scope of work in detail. Review bid proposals submitted by vendors and compare with own estimate and other vendors bid to choose a best fit vendor for the job. Review the trade contractor’s schedule, compare it to overall project schedule, identify possible delays and discuss required action with team members. Utilize schedule data to manage cost, update cash flow and review monthly requisitions. Review shop drawings and calculations. Provide comments and submit to design team for review and approval. Confer with supervisors and superintendents to discuss work procedures and constructability. Coordinate with trade contractor to submit RFIs for items that are unclear. Monitor and control project through administrative direction of on-site superintendent to ensure project is completed on schedule and within budget. Ensure smooth flow of information between all through daily/weekly meetings and maintaining meeting minutes. Coordinate work with other Project Managers handling other trades to ensure work is properly executed. Evaluate project progress and prepare detailed reports. Track project progress in terms of cost and schedule and help control cost overrun and schedule creep. Review, comment and process trade contractor change orders while coordinating with financial team to ensure no cost overrun occurs and budget is maintained. Review and interpret plans and contract terms to administrative staff, workers and clients. Coordinate with team members and superintendents to ensure work is performed safely on site through holding safety meetings, toolbox talks and Job Hazard Analysis discussions. Perform all the tasks related to job close-out such as finalizing as built drawings, financial close-out, special inspections, sample of materials and obtaining sign offs by 3rd parties and entities having jurisdiction. Process change orders and perform cost estimating for changes. Monitor changes in the scope of work agreed to by the owner, contractor, architect, and engineer. Update pending items logs, change order requisitions logs, and subcontractor change order logs to track financial deviations. Review and process payment requisitions and Cash flow forecasting and monitoring. Work with superintendents to supervise, plan, organize and direct construction activities. Work with project team members to plan all construction operations and establish proper sequence of work and develop plans to perform the work. Report to and coordinate with the Project Director on all progress. Discuss constructability concerns and challenges along with means and methods required to establish the safest and most efficient way to perform the work. Utilize Bluebeam Revu, Primavera, Microsoft Project, Microsoft Excel, AutoCAD and MicroStation.

Requires a Master’s degree, or foreign equivalent degree in Civil Engineering 2 years of experience in the job offered or 2 years of experience in a related occupation utilizing Bluebeam Revu, Primavera, Microsoft Project, Microsoft Excel, AutoCAD and MicroStation.

Offered rate of compensation (NY locations only) will be based on individual education, qualifications, experience, and work location. The salary range for this position is $87,778.70 to $162,390.59.
