POSITION DESCRIPTION

MAINTENANCE LABORER/ GROUNDSKEEPER
Full Time (40 hours per week)
$18.03 – $23.25 per hour + Benefits.

Job Summary

This is a full time semi-skilled manual labor position. This individual will be responsible for performing grounds keeping and maintenance support tasks related to housing unit maintenance.

Principal Duties

  • Performs specific grounds care tasks in accordance with established procedures. The tasks include but are not limited to: mowing, trimming, edging, pruning, fertilizing, watering, reseeding; sweeping walks and drives; patching parking lots and drives; repairing signs; and debris removal.
  • Operates and maintains powered grounds-care equipment such as tractor mowers, riding mowers, push mowers, edgers, trimmers, vacuums, blowers, sprayers, spreaders and chain saws.
  • Uses and maintains non-powered grounds care equipment such as shovels, axes, hoes, wheelbarrows, saws, trimmers and hedge clippers.
  • Interior and exterior painting of walls, woodwork and exterior trim;
  • Must practice safety precautions and be safety conscious at all times.
  • Reports to immediate supervisor any items requiring maintenance as well as any unusual or unsafe conditions.
  • Assist Maintenance Mechanics with general labor duties in the installation and repair of gas, sewer and water lines, the installation or repair of plumbing fixtures, installation or repair of exterior siding, or other similar activities.
  • Perform other duties as directed by the Maintenance Supervisor.

Supervision Received:

The incumbent of this position receives work direction and guidance from the Maintenance Supervisor or Maintenance Mechanic or other supervisor on work associated with the maintenance repairs to buildings, re-leasing readiness and grounds maintenance.

Knowledge, Skills and Abilities:

  • Knowledge of materials and equipment used in grounds care procedures and maintenance.
  • Knowledge of hand tools and equipment used in building, grounds maintenance and unit cleaning.
  • Ability to perform basic maintenance and repairs of buildings, grounds and equipment.
  • Ability to operate blowing equipment, riding lawnmower, power washer etc.
  • Ability to operate motor vehicles (pick-up truck, dump-truck, trailers).
  • Ability to perform tasks requiring moderately heavy manual work and to perform tasks requiring bending, stooping, climbing ladders and moderately heavy manual work.
  • Ability to follow oral and written instructions.

Education and Experience:

Graduation from an accredited high school or with GED plus one year working experience in the care and maintenance of buildings and/or grounds or an equivalent combination of education and experience to meet the required knowledge, skills and abilities.

Other Requirements:

  • Candidate will be subject to a criminal background check and shall not have felony criminal history;
  • Must pass pre-employment drug test;
  • Must possess a valid Oregon State Driver’s license, have good driving record and be insurable at standard rates.
