Position: Director, Real Estate

Job Description:

The Director, Real Estate is responsible for managing the company’s real estate portfolio, both owned and leased, including conducting real estate negotiations and working with internal and external groups as necessary.

Core Responsibilities & Duties:

  • Manages and evaluates market analyses
  • Finds and secures appropriate facilities that meet the company’s needs
  • Negotiates and structures lease agreements and renewals, subleases, acquisitions and dispositions, and terminations
  • Advises management of regional and local real estate trends, demands and commercial facility availability
  • Manages ongoing lease and sublease obligations
  • Guides terminal and regional management on facility preventative maintenance, and repair and restoration responsibility, contractual obligations and interfacing with property management and/or ownership
  • Understands individual operating center (terminal) P&L goals and expectations with respect to real property renewals, relocation and facility maintenance and provides financial analysis with respect to same, including monitoring transactions against budget
  • Advises, supports and assists management in the development and implementation of strategic and technical plans and budgets. Develops, evaluates, negotiates and analyzes total project costs, returns on capital, annual increases, ground leases, etc.
  • Interfaces and coordinates with real estate brokers
  • Maintains up to date knowledge regarding applicable local building and real estate codes as well as state and federal laws, rules and regulations as they relate to commercial real estate
  • Communicates transaction status to local, regional and executive management
  • Coordinates and interfaces with all internal (and external) resources required to assure timely and efficient site delivery, relocation and/or termination
  • Other duties as assigned

Qualifications:

  • Bachelor’s degree
  • Minimum eight (8) years of professional commercial or industrial real estate negotiation, acquisition, management and finance experience, including experience with contract negotiations and commercial real estate/facility transactions
  • Strong negotiation, interpersonal and communication skills (both written and oral)
  • Ability to work independently and prioritize multiple objections in a fast-paced environment while delivering quality outcomes
  • Strong technical skills (Microsoft Office Suite, Microsoft Word, Excel, Outlook, web-based applications, etc.
  • Experience in the transportation industry is preferred
