Garden Street Communities Southeast (Garden Street) is interviewing for the Position of Land Development Coordinator which will be located at the PENSACOLA ADMIN OFFICE. This position will report directly to and support the Vice President of Operations.

- Computer skills: Microsoft Office (Word- Outlook- Excel- and Adobe reader)

- Familiarity with real estate deal structure as it pertains to land development and homebuilding

Position Responsibilities:

The Development Coordinator will be responsible for the day-to-day activities in support of Garden Street’ s timely and profitable delivery of residential communities.

The Development Coordinator will be responsible for:

  • Reviewing proformas and valuation packages for potential new deals to mitigate risk and generate profit projections.
  • Assisting the VP of Operations with land acquisition (underwriting proformas, assembling LOIs and Contracts)
  • Hands on management of owned and controlled development projects (ensuring due diligence, design and permitting is achieved in a profitable and timely manner)
  • Procuring weekly project updates from developers to ensure contract deadlines are met.
  • Maintaining project files in company shared files system (SharePoint)
  • Authorizing payment of Invoices (also procuring and ensuring accuracy of lien releases on sitework invoices)
  • Assisting with new vendor setup and maintaining bids and service agreements
  • Assist with onboarding new Developers
  • Assisting with post contract due diligence (Ex. Calendaring inspection periods and closing dates, processing applications for signature as part of permitting submittal packages, collecting all deliverables from professional services as they complete tasks, ensuring all engineering reports, studies, surveys, plats, and plans are certified to Garden Street correctly).
  • Coordination with in-house Legal (coordinating with legal team to effectively implement project critical path. filing and circulating notices [ie. notice of commencements, legal postings/ publications]).
