Overview:
The Asset Management Analyst will work collaboratively across departments to enhance value creation at the property level, track and manage key performance metrics, and aid in both pre- and post-acquisition decision making and planning.
Responsibilities:
  • Manage retail leasing activity across the portfolio, organize efforts in various markets using brokers as appropriate, design and execute summary performance tracking and management reports
  • Manage property tax obligations, coordinating with consultants as appropriate, ensuring appropriate underwriting, budgeting, accounting and payment
  • Conduct ESG assessments on acquisition targets and ongoing measurement and reporting on ESG performance across the portfolio of owned assets in conjunction with the Director of Sustainability
  • Lead efforts for properties to evaluate and enter into phone, cable, internet, trash, parking, or other agreements with service providers to enhance resident experience and/or to create or enhance ancillary income streams
  • Monitor, track, and report on unit renovation and other value add capital improvement programs including scope, costs, rent premiums achieved, relative supply and demand dynamics, etc. to ensure underwriting objectives are met and, if not, alert operations management and explore adjustments/alternatives
  • Engage with lenders, regulatory agencies, operations team, and other stakeholders on any issues that may impact title such as easements, rights of way, etc., and obtain resolution of any such issues, coordinate annual inspections, reporting and other ongoing requirements
  • For acquisitions and dispositions, work with transactions team, lenders, and others in completing prorations, closings, post-closing adjustments, and any post-closing requirements such as agreed-upon capital improvements
  • Perform market research as requested from time to time by other departments
  • Assist in preparation of annual Asset Management Review materials and other analyses as requested from time to time
  • Work with information technology team and Business Intelligence (BI) data to develop and embed insightful asset management reporting and tools
  • Other duties and responsibilities as determined necessary or desirable

Education and Experience
  • Bachelor's Degree in a related field is required
  • 3-5 years related experience is preferred
  • Exemplary communication skills required: written, visual, verbal, presentation
  • Financial and analytical skills requisite to measure economics of various options or scenarios in order to make supportable recommendations for capital improvements, service provider agreements, etc.
  • Ability to multi-task and self-manage workloads and projects with a strong attention to detail
  • Proficiency in Microsoft office suite
  • Strong analytical skills and communicate effectively with various stakeholders throughout the organization

  • Travel as required (estimated 25%)
