Job Title: REO Title and Closing Manager

Summary:

This position manages the daily operations of First Title & Escrow and ensures that there is adequate staff with necessary tools and training to fulfill department needs by meeting and/or exceeding time frames for maximum title production. Ability to pull daily, weekly, monthly reports and interpret and anticipate REO client needs. Ensure REO client dedicated website (Equator) is updated, and all documents uploaded to confirm all files are moving to closure – contract, title, clearance, taxes, HOA, CD preparation, wires in; as well as following up as soon as transaction is closed, confirming wires are all going out within the allowable timeframe, as well as post-closing. The position recognizes potential problems with staff and/or clients and provides timely resolution. The position supports and maintains company policies and philosophies. The position also identifies gaps in the process and implements change to encourage company growth. Hands on management of the Fannie account.

Essential Duties and Responsibilities include the following. Other duties may be assigned:
  • Knowledge of closing disclosures/settlements statements and real estate closing documents as it relates to REO transactions.
  • Work cross-functionally with ops, sales, and client engagement teams provide curative and underwriting guidance.
  • Reviews CD/HUD-1 for quality control.
  • May also prepare, examine, review title, send binders and assist the Escrow Officer.
  • Handle escalations on difficult and time-sensitive files.
  • Review search packages for properties in your region and draft title commitments.
  • Consistently apply underwriting standards and guidelines in the drafting of commitments.
  • Meet or exceeds client SLA’s.
  • Serve as a business-savvy, problem-solver for novel and extraordinary title issues that may arise.
  • Demonstrated ability to review all the pieces of the abstract and chain of title for clearance and fraud related issues.
  • Monitor changes in laws and regulations, assess regulatory implications, and share findings with senior leaders.
  • Maintains strong relationships with high volume clients.
  • Conduct trainings for teams based on various topics including compliance, title curative practices, and regulatory changes, among others.
  • Intervenes and provides problem resolution for escalated clients matters.
  • Approves requested time off using PTO availability.
  • Prepares and discusses write ups for employee reprimands.
Competencies:
  • Demonstrated ability to analyze title abstract, legal documents, title chains, lender institutions, compliance requirements.CD/ALTA closing requirements.
  • Excellent communications skills (verbal and written) speaking to law firms and executive level clients.
  • Ability to create positive energy (motivation) in both employees and groups.
  • Ability to use a systematic approach in solving problems through analysis of problem.
  • Familiarity with ERNST website and Equator.
  • Must have working knowledge of ResWare.
  • Ability to make decisions on available information and take appropriate action.
  • Ability to work with people in such a matter as to build high morale and group commitments to the company goals and objectives.
  • Ability to influence the actions and opinions of others in a desired direction; to exhibit judgment in leading employees to company objectives.
  • Multi-state experience preferred.
  • Experience handling transactions for investors, builders, and other high-volume clients preferred.
  • Excellent understanding of fundamental concepts, practices and procedures of real estate title and settlement process, including Good Funds laws, RESPA, and other relevant laws and regulations.

Language Skills:

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to write articles for publication that conform to prescribed style and format. Ability to effectively present information to senior management.

Mathematical Skills:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills:

High computer literacy, proficiency in Microsoft Office Suite, TSS, Resware and Equator.

Special Requirements:

Ability to work overtime, as may be needed.
