About Us

The University System of Georgia (USG) is comprised of 26 higher education institutions as well as the University System Office (USO). Within the USO, our administrative operations are primarily housed in the Trinity Washington Building located in downtown Atlanta. Our Information Technology Services (ITS) division is located in Athens. The University System of Georgia Shared Services Center (SSC) is located in Sandersville. The Georgia Public Library System is located in Atlanta. The Georgia Archives is located in Morrow. The State of Georgia Records Center is located in Austell.

Job Summary

Position will be responsible for dynamically working with Director of Real Estate Services to assist in the management of the real estate portfolio of the University System of Georgia (USG). The incumbent will coordinate regularly with staff of USG institutions and outside entities to complete a variety of real estate activities including, but not limited to, acquisitions, dispositions, tenant leases, landlord leases, ground leases, easements, licenses, and property research. Initial responsibilities will include obtaining and reviewing required due diligence, management of a landlord and tenant lease database, and facilitation of requested real estate transactions in accordance with state law and USG policies and procedures.

Responsibilities

Lease management - 40%

Interact with appropriate institutional personnel and property owners/managers to facilitate landlord and tenant leases in compliance with state law and USG policies and procedures for the benefit of USG institutions. Related duties include drafting and negotiation of associated lease documents in coordination with USG Legal Affairs and management of the due diligence review process.


Other real estate transactions - 25%

Interact with appropriate institutional personnel and other third parties as warranted to facilitate a variety of real estate transactions, including acquisitions, dispositions, easements, licenses, and ground leases in compliance with state law and USG policies and procedures for the benefit of USG institutions. Related duties include drafting and negotiation of associated real estate documents in coordination with USG Legal Affairs and management of the due diligence review process.


Database management - 10%

Oversee abstracting of USG tenant leases into ProLease database and ensure continued accuracy of available information. Develop and maintain database of landlord leases. Run reports as needed.


Lease renewals - 10%

Facilitate the renewal of approximately 175 annually renewable leases by coordinating with USG institutions to ensure renewal option notices are sent to landlords with accurate information and in a timely fashion.


Other administrative - 15%

Respond to general real estate and policy and procedure questions from internal staff, USG institutions, and the general public; prepare requests and other necessary documentation for the approval of real estate transactions by Real Estate and Facilities Committee of the Board of Regents or through authority delegated to the Vice Chancellor of Real Estate and Facilities; and other tasks as assigned.


Required Qualifications

Educational Requirements
Bachelor's degree in real estate or a related field.

Required Experience
Minimum of two years of broad experience in real estate or a relevant field. An equivalent combination of education and experience will be considered.

Preferred Qualifications

Preferred Experience
Experience at an institution of higher learning or within a governmental setting is preferred.

Ability to read and understand a variety of real estate documents and related legal concepts.

Ability to analyze and solve problems, handle multiple and varied tasks, and work within a multi-disciplinary professional environment.

Ability to manage multiple transactions of varying complexity and in various phases of implementation.

Ability to interpret, understand, and implement policies and procedures.

Attention to detail and accuracy

Ability to work independently and as part of a team, as necessary

Deadline-driven

Ability to travel, as required, within the State of Georgia

KNOWLEDGE
Broad knowledge of and experience in managing real estate transactions, negotiation, and property management, preferably in a commercial, educational, and/or government environment.

Knowledge of due diligence requirements for real estate transactions.

Working knowledge of ProLease software or other lease management software preferred.

SKILLS
Proficient in MS Office suite, including Outlook, Word, PowerPoint, and Excel.

Strong written and verbal communication skills
