Summary

Project Manager for a multi-location, multi-city Federal Government facilities maintenance services contract based in Albuquerque, NM and two (2) other cities in NM: Santa Fe and Gallup, NM. Position works under the general supervision of a Senior Level Operations Manager or higher-level position. This position is responsible for managing trades, craft, staff positions and sub-contractors as required. The Project Manager (PM) is typically assigned complex projects and performs a variety of O&M and CFM project management functions. Performs other duties as assigned.

Essential Duties and Responsibilities
  • Management of O&M and CFM Government contract to maintain and operate facilities and utility systems to include HVAC, ductwork, piping, electrical, plumping, fire protection, water treatment, grounds maintenance and custodial services on a multiple facility contract.
  • Perform O&M and CFM functions including planning, directing, and budgeting for the assigned contract
  • Perform O&M and CFM management administration functions, managing a variety of actions and problems relating to assigned contracts. May prepare and analyze project fund status reports, review billing procedures, and contractual requirement submittals.
  • Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, vendors, support staff, trades, and crafts
  • The PM is responsible for monitoring budgets on assigned contract
  • Provides onsite management assistance with the coordination and negotiation of contract changes.
  • Prepares customer correspondence concerning contract commitments, and modifications
  • PM is responsible for keeping current on Government regulations and commercial trends. Monitor contract compliance requirements to ensure compliance with Service Contract Act, Davis Bacon Act, other Federal regulations, and applied Collective Bargaining Agreement (CBA) as required.
  • The PM is responsible for safety of all personnel on job, including subcontractor, vendor-personnel, and visitors and building population including compliance with environment standards and quality of work performed
  • The PM is required to assist in interface with labor union contacts and determine how to manage grievances
  • Research and address customer and employee complaints
  • Participate in long range planning of facility maintenance activities
  • The PM is responsible for scheduling work
  • Other duties as assigned
Qualifications
  • Minimum of at least 5 (five) years of recent (within the past 7 years) experience in the management and supervision of building mechanical maintenance operations and CFM including grounds and custodial services for multiple facilities.
  • Bachelor's degree a plus
  • Experience in federal government contracting desired
  • Must pass OSHA 10-hour safety course
  • Excellent management and employee relations skills
  • Excellent verbal and written communication skills
  • Ability to manage sensitive and confidential matters
  • Ability to work independently and recommend solutions to problems
  • Knowledge of Microsoft Word, Excel, Access, PowerPoint, and Projects
  • Knowledge of and use of a Computerized Maintenance Management System (CMMS). Familiarity and us of NCMMS a plus
  • Superior attention to detail required
  • Ability to work in a challenging environment while attending to multiple tasks and demands
  • This position requires access to a Government facility. You must be able to obtain and maintain a Government security clearance. Applicant is required to undergo a thorough company and US Government background check

Communication

Must be able to communicate effectively with customer(s), direct and indirect staff, supervisors, and office personnel.
