Job Summary:

As a Project Manager for W. Gohman Construction, you will participate in generating business with customers and potential customers, assist in the development of estimates as assigned, you will develop construction schedules, monitor, and maintain the flow of on-site work activities through interaction with the Field Superintendent and subcontractors, represent W. Gohman Construction Co. and make decisions with clients and owners on a variety of subjects relating to construction projects. The Project Manager's objective is to initiate proper plans and schedules while holding others accountable in the field to complete the project within budget and on time. You will be responsible for monitoring and completing reports on work progress in the field through final completion of the project.


Skills, Knowledge, and Abilities
:

This position requires a proven background in managing and administering residential and or commercial construction projects along with the following skills:

  • Ability to read, understand and use drawings, building specifications, building codes, schedules, manuals, and job cost reports.
  • Develop realistic bids, measure, initiate and implement control procedures, strategies and techniques that result in increased efficiency of process and production.
  • Demonstrated ability to plan and organize company resources, including subcontractors, to complete a job on time and within budget.
  • Excellent negotiating and communication skills are important. Must possess exceptional interpersonal skills to build and maintain customer relations.
  • Demonstrated leadership ability to effectively coordinate efforts of the Field Superintendent, field personnel, and subcontractors to accomplish deadlines and financial goals on all jobs
  • Must have analytical and mathematical skills related to construction operational practices and procedures.
  • Skill and knowledge to identify and prioritize project management, operational and personnel issues and the ability to solve problems.
  • Must have the ability to multi-task, and maintain organization in a changing environment.
  • Must have a broad understanding of electrical, mechanical, and structural requirements.
  • Must be able to manage, mentor and work with diverse groups of individuals with widely varying backgrounds.
  • Must have excellent collaborative and customer service skills in dealing with subcontractors, office staff, project managers and owners.
  • Working knowledge in the use of basic construction equipment.


  • Must be familiar with computers and the ability to work with MS Word, MS Excel, MS Outlook, MS Project, and Estimating Software (Sage, E Take-off, Autodesk Build, Bluebeam). Must have business writing skills and ability for developing routine reports, writing correspondence and e-mail.

Essential Job Functions:

  • Develop quotes as assigned by the VP of Project Administration using approved processes that promote detail and accuracy.
  • Interface with owner, Architects, Engineers, and other contractors to provide engineering and cost data regarding project feasibility.
  • Collect and assemble estimates of labor, materials, related work from vendors and subcontractors. Coordinate total estimating effort relevant to assigned bid/project.
  • Review and accurately incorporate historical data from purchase orders, subcontracts, and productivity analysis reports into unit and labor-hour figures. Maintains files of working documents as backup for estimate figures.
  • Determine the appropriate construction methods and schedules all required construction site activities into logical, specific steps, budgeting time required to meet established deadlines.
  • Schedule and coordinate the selection, hiring and oversight of specialty trade contractors. Negotiate, prepare and follow up on agreements with subcontractors.
  • Follow awarded contracts as assigned by estimating extra work items, change orders, credits and procuring material.
  • Conduct periodic on-site observation of work during construction to monitor progress of construction activity. Arrange and participate in site meetings on a regular basis.
  • Identify, and recommend new markets and opportunities for W. Gohman Construction Co.
  • Effectively interact and problem solve issues with the Chief Operating Officer and other Project Manager(s) to manage construction projects.


Qualifications and Experience:

Required Experience: A minimum of five (5) years of experience in the residential or commercial construction industry. (In lieu of direct experience, five years of combined education and/or work experience will be considered)


Preferred:
A minimum of four years of work experience in controlling and managing construction projects.


Education
:

Required: A two-year college degree in Business, Construction Management, or related field of study or work experienced. High school diploma or GED equivalent is required.

Preferred: A four-year college or university degree in Business, Construction Management or Engineering would be preferred.

College or vocational training in construction methods is preferred. Construction management experience will offset the lack formal training or education. The candidate should be willing to pursue additional training to upgrade construction management skills.

Licensing/Certification:

A valid driver's license is required. Prior completion of OSHA's 30-hour course is preferred.
