WHAT WE ARE LOOKING FOR:

We currently seeking an Onsite Property Manager for a residential property in the Montgomery Alabama area. The property WILL undergo an extensive renovation project.

We are searching for an experienced professional with strong leadership skills and a positive attitude to manage our apartment community. We will train the correct person.

JOB PURPOSE:

As the Property Manager, the responsibilities are extensive and varied, however, you will primarily be accountable for the overall management of residential properties on behalf of the ownership and to the satisfaction of the tenant base. The principal challenge in the position is to manage the properties to a Class “A” standard with efficient and cost-effective measures while exceeding Tenant’s expectations.

ESSENTIAL DUTIES:

  • Prepare marketing plans, vendor contracts, and budgets
  • Inspect the property on a regular basis
  • Report safety hazards, property damage, and needed repairs to maintenance staff
  • Make recommendations and solicit bids for major physical repairs, replacements, and improvements
  • Supervise vacant apartment turnover procedures
  • Monitor purchases of routine supplies and materials
  • Train, supervise, and develop on-site personnel
  • Perform employee evaluations and make recommendations for salary increases and/or promotions
  • Collect rents and control delinquency
  • Serve legal documents and process and supervise all eviction proceedings
  • Attend unlawful detainer and other court hearings when necessary
  • Deposit all funds, including bank deposits, daily
  • Perform other duties as assigned

QUALIFICATIONS:

  • Five (5) years of on-site experience as a Property Manager supervising subordinates or a strong Assistant Property Manager preferred
  • Experience driving sales through social media
  • Experience leasing through social media
  • Ability to solve problems involving residents, personnel, finances, equipment failure, and emergency situations while remaining calm, rational, and professional
  • Computer literate, specifically MS Word, Excel (advanced level preferred), and Outlook for Windows (Onesite or Appfolio experience a plus)
  • Maintain a valid Driver’s License
  • Maintain valid automobile insurance
  • Certified Apartment Manager or Accredited Property Manager beneficial

Job Type: Full-time

Pay: $45,000.00 - $50,000.00 per year
