Position Summary

Schedule: Monday -Friday 7:00AM to 3:30PM

A Maintenance Worker is a position in the facilities department providing high quality and effective work that provides quick response to immediate issues and supports experienced personnel in the execution of their tasks related to Columbia University-Manhattanville Campus (CUMVC) equipment, services, and systems. A Maintenance worker crosses over all departments in engineering and operations to provide the immediate response to emergent issues, work orders, and work alongside other staff in the various trades, or under their direction, with the overhauling, maintenance, and repair of the various systems, services and equipment that comprise the CUMVC. Independently or under limited/minimal supervision and/or direction; operate, inspect/round, maintain, and repair equipment and machinery in good workmanlike manner while maintaining a high level of safety, reliability, efficiency, and cost effectiveness.

Responsibilities

• Respond to various calls throughout the CUMVC relating to minor plumbing, carpentry, electrical, HVAC, refrigeration, and general maintenance issues.
• Assist all facilities staff to ensure duties are being carried out efficiently and accurately.
• Perform general maintenance, repair, and inspection of campus equipment and systems under limited or no supervision, direction, or oversight.
• Perform basic preventive maintenance tasks and servicing of equipment and systems, involving and/or assisting other trades in this process.
• Perform work tasks, report deficiencies, and maintain and complete daily records of labor and materials used during work tasks via the CMMS (Computerized Maintenance Management System).
• Maintain completeness, timeliness, and accuracy of the work and work orders.
• Continually and urgently communicate with supervisor regarding any apparent operational deficiencies or system malfunctions.
• Work with other disciplines and management to proactively solve complex, multi-discipline problems.
• Must perform any duties assigned in an emergency as determined by management.
• Attend and participate in all departmental trainings and meetings.
• Attend and complete relevant on‐the‐job training as required.
• Must attend all assigned educational classes and labs, both internal and external, as part of the Development Program. Classes will be assigned based on availability and individual progression, therefore, can be any time of day and any day of the week.
• Ability to perform all tasks and duties related to the Apprentice - Level 3 position, if required.

• Minor plumbing maintenance and repairs: unclogging drains, repairing leaks, replacing flushometers/faucets, repairing or replacing piping.
• Minor carpentry maintenance and repairs: replacing ceiling tiles and making proper cuts in ceiling tiles if needed, repairing and replacing cove base, and patching holes.
• Minor electrical maintenance and repairs: repair/replace all switches, receptacles, bulbs and ballasts, fuses, and breakers. Capable of locating breaker panels and resetting as needed.
• Minor general maintenance and repairs: replace motor/fan belts, change out filters, replace or install insulation and wrapping, flush and clean strainers, repair and/or replace automatic shading systems.
• HVAC and refrigeration maintenance and repairs: read and interpret pressure, temperature, humidity gauges, respond to comfort calls, clean grills and diffusers, adjust local thermostats, check fan coil operation, check and interpret pressure differentials across coils and filters, and understand various pressure relationships.
• Accompany and/or assist facilities staff, project leaders, consultants and contractors as directed or assigned.
• Perform other related duties incidental to the work herein.

Minimum Qualifications

• HS diploma or GED
• Must demonstrate minimum professional proficiency in the English Language; as defined by the U.S. Department of State.
• Preferred: Hold and maintain an active Motor Vehicle Class D License.
• One (1) year internal experience as an Apprentice – Level 3 and successful completion of all assigned educational classes and labs; or external equivalent of three (3) years of experience as a maintenance worker/handyman.
• Must be a quick learner and exhibit self-motivational skills.
• Adequate ability to discern colors for monitoring alarm conditions.
• Strong team mentality (ability to work with others).
• Well-refined interpersonal skills with the ability to communicate with all levels of staff, customers, clients, students, vendors, and management.
• How to read and interpret SDS information.
• Understanding of general vivarium, and laboratory rules and restrictions.
• How to properly use, install, and inspect fire stopping materials.
• Must be able to work all shifts as assigned.
• Knowledgeable on how to safely operate and interpret a volt ohm meter.
• How to properly utilize lock out-tag out procedures for all energy sources (electrical, thermal, hydraulic, hydronic).
• How to properly and safely operate all hand tools, power tools, equipment utilized by facilities for maintenance, repairs, construction, and operation.
• Be knowledgeable of and understand the basic methods and practices used in general building maintenance and repair.
• Under minimal or no supervision and/or direction; operate, inspect/round, maintain, and repair equipment and machinery in good workmanlike manner while maintaining a high level of safety, reliability, efficiency, and cost effectiveness.
• Hold and maintain Certificate of Fitness for Fire Guard (F-60)
• Hold and maintain Certificate of Fitness for Using Powder Activated Tools (E-21)
• Responsible for obtaining and maintaining other applicable NYC Certificates of Fitness as required by the FDNY and/or other authorities having jurisdiction.
• Must be capable of performing fire brigade duties as assigned.
• Hold and maintain OSHA 10 Certification
• Hold and maintain PBS (Petroleum Bulk Storage) Class C Operator
• Knowledge of and/or Training on the following:
  • General OSHA standards and requirements.
  • Use of portable fire extinguisher.
  • Hazardous waste awareness.
  • Asbestos hazards and safety.
  • Computerized Maintenance Management Systems (work order management system)
  • Confined space entry procedures.
  • Lock-out/Tag-out procedures.
  • Description and use of fire stopping materials.
  • Communication etiquette including phone, radio, and customer service.
  • Hot work permits.
• Must demonstrate knowledge of all CUMVC’s safety policies and procedures.
• Must demonstrate applicable institutional knowledge and practices of the facility and its operations.

Duties and requirements from Apprentice Level 3 and prior still apply and must be maintained and current, as well as the knowledge applied to any future buildings coming on line.

Physical Requirements & Environmental Conditions

• May work in an environment where a variety of pathogens, chemical substances, and gases are used for research.
• Ability to work while wearing a full-face respirator.
• Required to be Tuberculosis (TB) negative, submit to periodic TB testing, and a chest x-ray if a positive TB test is read.
• Able to perform work in power plant and campus environments.

Employee will be required to practice the use of proper PPE when exposed to the conditions above including participating in pulmonary testing for the ability to wear respirators.
