An experienced and highly motivated Apartment Maintenance Supervisor for our Apartment Community of 300 units in San Marcos, TX.
- $1000 Sign-On Bonus - paid after 90 days. An additional $1000.00 after six months.
- $150 On Call Stipend.
- Location: 1011 Wonder World Drive, San Marcos, Tx 78666
- The Maintenance Supervisor leads and coordinates the activities of their team members engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds.
- Primary responsibilities include hands-on community maintenance, including overall inspection, repair, and general maintenance of common areas and other interior/exterior areas.
- Lead the maintenance team to complete work orders and perform preventive maintenance, property upkeep, and repairs.
- Coordinate and complete resident work orders within 24 hours.
- Complete regular community inspections.
- Ensure that all market-ready apartments are prepared for move-in.
- Perform on-call emergency service as required.
- Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units, etc.
- Performs various preventative maintenance functions and records findings in maintenance logs and/or property management software systems.
- Works with Property Manager maintaining and monitoring Budget Control Log.
- Confirms with Property Manager that contractors have completed insurance requirements before performing work.
- Understands and complies with Fair Housing Laws and Standards.
- Responsible for monitoring shop inventory to ensure productivity.
- Complete supply orders in accordance with the annual operating budget.
- HVAC/EPA Certification. CPO is a plus
- Experience in Apartment or Hotel Maintenance.
- 2-4 years experience as a Supervisor or Lead Tech.
