Lincare is the nation’s leading provider of oxygen, durable medical equipment and clinical respiratory services. We are currently seeking a Lease Specialist to join our corporate headquarters in Clearwater, Florida.

This is a critical role within the Procurement department that is responsible for managing a portfolio of Lincare’s building leases (nationally), including full lifecycle contract management for existing and potential locations. Focus is on leveraging best practices and real estate sourcing skills to deliver and maintain best value while meeting local business requirements. Success is measured through achievement of key performance indicators (financial as well as operational) and business partner satisfaction.

Responsibilities:

  • Manages assigned lease portfolio including internal expectations and oversees the completion of tenant service requests in a timely manner.
  • Manages third-party vendors/landlords engaged in operating and maintaining properties.
  • Provides key insights and recommendations to Field regarding critical leases and ensures yearly savings targets are obtained by proactively negotiating renewals.
  • Coordinates discussions with selected vendors or suppliers regarding goal setting, performance criteria, and periodic performance review.
  • Develops, manages and reports on facility operating budgets for each property in the assigned portfolio.
  • Communicates with the local center locations, regional leadership and Lincare HQ on leases, repairs, renewals, rent rates, questions about landlords, etc.
  • Assists RM in selecting new locations and coordinate with broker and landlord during the selection process.
  • Assists CM/DM with relocation checklist process; coordinate with various internal depts. to prepare the terms to send up for approval.
  • Drafts all leases and amendments for Management to sign, once approved. Utilizes legal approved templates in contract negotiations.
  • Completes due diligence for acquisition team for leases and advise lease specifics
  • Provides updates to internal Leasing Power App application and database throughout contract lifecycle.
  • Attends and/or participate in training opportunities to maintain functional, administrative, and managerial competency levels.
  • Other duties and responsibilities as assigned by Procurement leadership

Requirements:

· Previous experience managing large lease portfolios and/or multiple sites.

· Required to be proactive, adaptable, and responsive

· Detail-oriented self-starter who is driven and exhibits professionalism.

· Quick learner who collaborates well with the team

· Solid negotiating skills and able to manage full lifecycle leasing contract process including renewals, relocations and terminations.

· Strong organizational and management skills

· Business acumen including financial management and planning and able to manage within budget constraints.

· Skilled at analyzing data/problems and developing effective response actions.

· Excellent verbal/written communication and presentation skills.

· Demonstrable influencing and leadership skills/ability to influence a diverse group of internal customers.

· Experience of dealing with and communicating to senior managers internally and, preferably, externally.

· Understand the Lincare business strategy and how it relates to the development of sales and transition strategies.

· Capable of drafting commercial terms and in conjunction with the Legal Department.

· Demonstrate superior inter-personal communication skills with the ability to present cogently to a variety of audiences.

· Manage relationships with internal customers and vendors.

Education and Experience:

· Minimum High School degree plus 7 years’ experience in leasing and/or contract management

· Bachelor’s Degree in Business or related field preferred

· Minimum of 5 years’ leasing or contract management experience required in the corporate environment.
