Job Description


NVE is looking for a Facilities Project Manager (PM) with the experience of managing a large maintenance contract focused on running efficient cooling and heating systems, with an emphasis on energy management driving an impact to environmentally friendly operations. The PM shall have at least ten (10) years of experience in the facility operation and maintenance (O&M) with emphasis on heating, ventilating, and air conditioning (HVAC) systems. The ideal candidate should have experience overseeing contracts with over 25 buildings and $5 million/year. The Project Manager will work directly for NVE’s Vice President of Facilities Services. The PM maintains control of all business decisions, profit and loss (P&L), and overall site safety and quality.

The Project Manager will be reporting part time on-site, or be on-site when the Site Manager is not available. The successful candidate will work daily with the Site Manager for schedule and work coordination, client communications, and overall or day-to-day site management.

The Project Manager must be knowledgeable and skilled in HVAC installs, services and repairs, as well as environmental-control systems in office buildings and other commercial establishments. The Project Manager needs to under such technical elements as Energy Recovery Systems, cooling towers, equipment inspection, furnace maintenance, electric hot water heaters, package unit computer rooms, air compressors, air dryers, air handling units (AHUs), backflow preventers, boilers (steam, gas and oil), chillers, circulating pumps, condenser units, evaporator units, exhaust fans, expansion tanks, heat exchangers, humidifiers, unit heaters, filters, coils, water testing and treatment, boiler inspection, and direct digital control (DDC).

Essential Job Functions:

  • Directs in the overall planning, development, and administration of the O&M program.
  • Administers or assists in the administration of new construction, remodeling, and maintenance repair projects at the site (typically part of an IDIQ or separate task order); ensures designs address needs; and monitors project priorities and deadlines.
  • Serves as primary POC to client COR.
  • Attends contract related meetings, provides necessary reporting, and keeps track of all work in the contract.
  • Responsible for overall site management and coordination of staff.
  • Coordinate with subcontractors and contractors for repair, replacement, and preventive maintenance work, including procurement of proposals, contractor selection, as well as quality and cost control.
  • Coordinate with customer and Site Manager in setting HVAC PM schedules, work methods, trade techniques, equipment and materials to be used in accomplishing assignments for personnel under their supervision.
  • Provide contract required reporting utilizing Computerized Maintenance Management System (CMMS) data, to include service order and PM performance.
  • Review quality control (QC) reports on employees and subcontractors to ensure maximum efficiency, economy, and quality of work performed.
  • Review work schedules, employee training records, and personnel performance.
  • Develop and implement contract required plans, including, but not limited to an Accident Prevention Plan (APP) and an Activity Hazard Analysis (AHA).

Skills & Qualifications:

  • Ability to read Architectural blueprints and generate design concepts using available tools.
  • Knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance. EPA & HVAC certification preferred but not required.
  • Experience in technical operations management in facility management systems and/or service industry to include working, coordinating, supervising, and planning mechanical maintenance functions preferred.
  • Licensure in one or more trades preferred.
  • Capable with basic office equipment to include cell phone, tablet, telephone, fax and copy scanner.
  • Capable with work order management systems (experience with eMaint highly desirable)
  • Moderate knowledge and use of Microsoft Suite of products including Excel, Outlook, and Word is desired.
  • Functional knowledge of Building Automation Systems and monitoring controls.
  • Strong written, oral, and interpersonal communications skills
  • Strong planning, organizing and controlling skills
  • Knowledge of Occupational Safety and Health Administration (OSHA) codes and regulations.
  • An existing HSPD-12 Determination for Work Highly Desirable
