As a leader of the Washington Companies shared service facilities team, the Director of Asset Management is responsible for planning, communication, facilitation, oversight, and coordination of the preventive maintenance, repairs, improvements, renovation, new construction, security and presentation of all buildings, grounds, and real estate. This position manages assigned staff engaged in building and/or equipment maintenance. This role is also responsible for the tenant management for Gateway Limited Partnership which includes contract management of leases and amendments, primary contact for tenants, and oversight of lease buildouts, showing space, etc. Properties consist of approximately one million square feet of commercial warehouse, retail and office use in Missoula, MT as well as bare land in the surrounding area.

Essential Duties and Responsibilities:

· Manages the daily operations of assigned facilities and programs including staff, contractors, and vendors.

· Serves as a coordinator for emergency operations affecting Company or tenant operations. Available 24/7 for all related incidents.

· Administers, plans, and directs service contracts such as landscaping, custodial, plumbing, electrical, mechanical, pest control, generators, fire, life safety, work order management system, and snow removal operations.

· Exercises discretion when making recommendations concerning appointment, retention, promotion, and assignments of Facilities Operations personnel, including close collaboration with Human Resources during the hiring process.

· Primary contact for the retail and warehouse tenants which includes customer requests, inquiries and contract amendment or modifications. Responsible for maintaining strong working relationships with tenants and great customer satisfaction.

· Provides project reviews, inspection and approval of facility renovation and new construction projects.

· Reviews and provides input to the Companies Master Plan.

· Identifies staffing needs required to support the workload of Facilities Operations department.

· Directs the repairs for reported maintenance deficiencies.

· Leads efforts to ensure contracted services scopes of work are up to date. Reports deficiencies to the facilities management group for appropriate action.

· Develops and coordinates written proposals and other purchasing service contract agreement specifications for the maintenance department support requirements.

· Administers physical security policy and contracts and access control systems for corporate headquarters and satellite offices.

· Responds to all facility/tenant complaints and organizational customer service issues in a professional manner.

· Participates in short- and long-term budget development, identifies facility operation area expenses, and equipment needs for the Companies and real estate.

· Works closely with state and local inspectors on all requirements for renovations and new construction, fire code requirements, and all project related inspections.

· Collaborates with the VP of Corporate Strategy & Planning to coordinate the short- and long-term range facility improvement goals.

· Prepares in short- and long-term budget development

Job Type: Full-time

Pay: $95,000.00 - $120,000.00 per year
