Organizational Overview:
Job Summary:
The Development Officer will be a member of the Real Estate: Development team reporting directly to a Senior Development Officer, Manager, or Development Director. This position is responsible for assisting in project management focusing on reinvestment of 3CDC’s projects in both the Central Business District (CDB) and Over-the-Rhine (OTR).
Tasks:
- Works under the direction of the Development Director or Senior Development Officer or other Manager on specific real estate development projects.
- Communicate, interact, and develop beneficial relationships with tenants, contractors, architects, consultants, financial institutions, and other project team members.
- Assist in underwriting real estate financing.
- Maintain and reconcile project budget(s) against actual expenses and costs incurred. Coordinate directly with Accounting/Finance.
- Review monthly pay application request and assemble monthly finance draw requests to ensure project costs are paid in a timely manner.
- With Management support, review project drawings for consistency with project goals and assist in guiding project design.
- Attend construction meetings, document responsibilities and action items, follow-up to confirm performance.
- Provide support for field-related project management including verification of existing conditions, quality control review with project teams, logistical plan analysis to ensure all projects are managed to company standards.
- Analyze project schedules to ensure progress is being made to meet critical paths identified.
- Assist in developing materials for project communication, presentations, and updates for the public.
- Manage & organize multiple iterations of electronic project files.
- Assume full responsibility for specialty projects, assigned by managers.

- Bachelors Degree (or equivalent) from an accredited college or university in business, finance, planning, architecture, or some related degree program is required.

Skills or specialized knowledge:
- Proficient in computer applications such as Microsoft Word, Excel, Power Point and Outlook as well as general office procedures and equipment.
- Must be able to maintain the highest degree of confidentiality.
Physical and Mental Demands:
- Frequently required to sit at a desk/workstation for long periods of time.
- Ability to work at a computer terminal for an extended period of time.
- Digital dexterity and hand/eye coordination in operation of office equipment.
- Able to speak and hear employees on the phone or in person.
- Body motor skills sufficient to enable employee to move around the office environment.
- Additional mental requirements: compare, decide direct, problem solve, analyze, instruct, and interpret.
- The ability to work well under stress.
