THE OPPORTUNITY

Self-Help is seeking a Construction Manager I to join our team in Durham, NC. The Construction Manager I is responsible for overall management of all construction project activities for all assigned Real Estate Team predevelopment and (re)development, as well as advice and consultation on all assigned Commercial Lending Team construction loans. While this role will focus primarily on commercial real estate projects, small-scale residential real estate projects may be assigned from time to time as well.

RESPONSIBILITIES

  • Support the Real Estate project development group as they seek new opportunities including general construction advice, site visits, budgeting, solicitation of budget estimates from contractors, and solicitation of feasibility studies from design professionals.
  • Support the Real Estate leasing and property/asset management groups in unfitting and redeveloping operating assets for new and existing tenants.
  • Serve as preconstruction and construction manager by managing external teams including architects, engineers, and contractors to work through preconstruction all the way through final project delivery.
  • Develop and maintain project budgets in collaboration with project managers and oversee all transactions related to the budget, including developing monthly trackers, drawing funds from project investors each month, paying monthly project expenses, etc.
  • Monitor progress of active construction loans, including coordinating receipt and organization of draw documentation, doing site visits where appropriate, reviewing draw request documentation, and approving draws with LO and UW. Offer technical advice to construction borrowers, when appropriate. May intervene when progress of construction warrants.

QUALIFICATIONS

  • Bachelor’s degree or equivalent relevant experience required. A degree in Construction Management, Engineering, Architecture or Real Estate a plus.
  • 4 years of experience in real estate construction. Experience in commercial construction preferred.
  • Project management, design, and construction management experience and skills involving development projects of significant size, complexity, and of institutional quality.
  • Ability to analyze documents and manage construction budgets and cash flow related to development projects.
  • Familiarity with AIA documents as a project management tool.
