CONSTRUCTION ESTIMATOR

Galena Opportunity, Inc. is recruiting for a detail-oriented Construction Estimator. This individual will work with Galena’s Construction Workeragement Director in the development and implementation of our Construction Workeragement program overseeing mixed-use developments in the western states. This is a full-time opportunity based out of our corporate offices in downtown Boise.

Galena Opportunity, Inc. is a highly experienced, private real estate investment firm based in Boise, Idaho that acquires, develops, and operates multifamily and residentially focused mixed-use real estate. Galena’s construction workeragement team is a key part of the development and construction department. Together, they are responsible for development and management of the design, budgets, contracting and construction contract administration of all of Galena’s developments.

RESPONSIBILITIES AND DUTIES

· Analyze documentation, including drawings and specifications, in order to gain a deep understanding of the project requirements. Ensure all required documentation is present.

· Prepare detailed full-scope cost estimates by analyzing plans and specifications. Perform quantity take-offs for select trades. Be technically savvy.

· Prepare construction budget by studying plans, updating specifications, identifying qualified contractors & subcontractors.

· Assist with the bidding of projects, analyzing coverage, identifying gaps and potential busts, connecting GCs with subcontractors, and subcontractors with vendors.

· Develop and prepare conceptual estimates with minimal subcontractor assistance using limited preliminary design documents/information.

· Create detailed crew and production cost estimates.

· Select, measure, and track important metrics.

· Maintain project cost histories and monitor actual cost versus estimated cost.

· Critically analyze the projects and conduct complex risk analysis activities to identify areas of concern and opportunities.

· Create and present reports to upper management.

· Interact with clients, architects, engineers, and local jurisdiction officials to understand and incorporate project objectives, schedules, permits, costs, requirements, and any other pertinent details.

· Work with Construction Workeragement team to develop project plan, quality assurance plan, and health/safety plan.

QUALIFICATIONS AND COMPETENCIES

· Bachelor’s degree in construction workeragement or similar relevant field.

· Proficient with construction workeragement and estimating software. Experience with On-Screen Takeoff is a positive.

· 5 years of experience in commercial, mixed-use, and multifamily project estimating.

· In depth understanding of the critical path method of scheduling.

· Familiar with industry standard contract documents.

· Proficient in analyzing and understanding plans, construction details, and submittals.

· Outstanding organization and problem-solving skills.
