Our client who is located in Orange County, CA is an established and fun commercial property management office looking to hire a Commercial Property Manager with a minimum of five (5) years of experience.

Position Summary: The Commercial Property Manager (PM) will oversee all of the day-to-day property management functions and all aspects of the assigned portfolio’s general operations. The PM will be responsible for performing annual CAM reconciliations, preparing annual budgets, preparing monthly reports, property site visits and any other day-to-day operation pertaining to their portfolio. The PM will work with property management team and will regularly interface with tenants, vendors and clients. Role Qualifications:

▪ Minimum of 5 years of commercial real estate industry experience.

▪ Strong computer skills including advanced MS Office Suite.

▪ High School Diploma (or equivalent) required.

▪ Bachelors Degree preferred, but not required.

▪ Valid CA Real Estate Salesperson License is required.

Position Responsibilities:

▪ Oversee a portfolio of commercial properties ranging from office, industrial, retail and commercial owner associations.

▪ Provide property support in the day-to-day operations of the portfolio.

▪ Coordinate with PM and accounting teams on processing daily invoices, tenant bill-backs and preparation of check requests.

▪ Reviewing, approving and ensuring the accuracy of accounts payables.

▪ Monthly review of pre-posting of monthly rents and distribution of monthly rent statements.

▪ Collecting rents and other receivables, invoicing tenants as permissible by the lease and aggressively pursuing delinquencies.

▪ Foster and maintain positive tenant relations through tenant meetings, timely responses and follow-up on work orders.

▪ Oversight of preparing tenant notifications for property activities and lease compliance.

▪ Monitor and maintain properties in work order system for service calls and ensuring timely completion.

▪ Prepare all required legal notices, including 3-day notices and notice of abandonment.

▪ Coordinate and manage vendor relationships including managing service levels, participating in and documenting walk-through, vendor bidding and service contracts.

▪ Secure bids for capital expenditures and submit to client for review and approvals.

▪ Oversite of capital improvement projects once proper approvals and paperwork received.

▪ Oversight of preparing and processing new vendor set up forms.

▪ Prepares and delivers timely, accurate and complete financial reports for individual properties.

▪ Preparing and completing the annual property budgets and obtaining client approvals within the required deadline.

▪ Preparing and completing the annual CAM reconciliations and obtaining client approvals with the required deadline.

▪ Lead risk management efforts to minimize exposure and losses.

▪ Perform tenant move-in and move-out walk through and procedures including completing all necessary paperwork involved in the process.

▪ Perform regular property inspections.

▪ Oversight of collecting, reviewing and updating tenant and vendor insurance certificates.

▪ Ability to assist with marketing and leasing efforts and display a solid understanding of various types of commercial and retail leases.

Supervisory Responsibilities:

▪ Successfully, manage, lead and develop the property management staff in the market consistently, ensuring thorough staff understanding and implementation of operations, policies, and procedures.

▪ Ability to motivate team through mentorship and leadership.

▪ Complete annual performance reviews and regularly communicate employee performance expectations and achievement for all property management team members.

▪ Guide overall workload of team.

▪ Communicate well with diverse groups in and out of the organization.

▪ Utilize problem-solving skills, creativity and critical thinking.

▪ Develop team based on their individual strengths by setting goals and expectations.

Job Type: Full-time

Pay: $70,000.00 - $78,000.00 per year
