Job description
Brookwood Real Estate Management, LLC, an affiliate of Brookwood Financial Partners, LLC, (“Brookwood”), which is a leading private equity real estate investment firm, seeks an Operating Engineer to work in our suburban office buildings located in North Dallas, Texas.
Position Responsibilities
The Operating Engineer will work independently and be responsible for performing hands-on maintenance work in the operation of two commercial office buildings in North Dallas. Duties include, but are not limited to the installation, repair, maintenance, monitoring and improvement of all building structures and HVAC, plumbing, electrical, hardware, and life safety equipment. The Operating Engineer reports to the Chief Engineer.
Representative Duties
- Independently operate and monitor building equipment and systems;
- Independently manage maintenance projects and building improvement projects;
- Scheduling and communicating with vendors;
- Make routine repairs and adjustments to HVAC, electrical, hardware and plumbing equipment;
- Respond to tenant service requests in a timely and professional manner ensuring a high level of customer satisfaction;
- Maintain the property in a clean and safe condition at all times;
- Conduct routine inspections and readings as directed by the Property Manager;
- Provide access to and monitor vendors for compliance with building operating standards and procedures;
- Assist with monitoring, managing and controlling building energy consumption;
- Collaborate with property management staff on all of the above duties.
Qualifications
The position requires a minimum of three years of experience in an office building environment, and a minimum of a two-year trade school certificate emphasizing HVAC, electrical, plumbing, life safety and building control systems. A Universal Refrigeration Certification is preferred. Strong hands on trouble shooting and repair skills are essential.
