We are currently looking for a Facilities Manager for our Bronx location.
Requirements
**Responsibilities**
- Address resident concerns and complaints with the goal of resident satisfaction
- Improve and Maintain the highest levels of Curb Appeal and Property Cleanliness
- Perform Regular Property Inspections to address defered and preventative maintenance item
- Create and manage all work orders using Yardi Maintenance system
- Arrange for repair and maintenance of property facilities and apartment units
- Oversee vendor work orders and invoicing
- Vacant apartment inspection, renovation and repair management and resident chargebacks
- Ability to efficiently schedule, manage, develop, motivate and lead 32BJ Union Supers, Handymen and Porters
- Meets with residents to determine concerns and schedule repairs
- Ability to efficiently schedule and manage contractors
- Compliance and Regulatory Management including:
- DOB, HPD, FDNY etc.
- Manage Service Contract Vendors: Landscaping, Pest Control Etc
- Snow Removal Management
**Requirements**
- Vast knowledge and experience with apartment renovations, coordinating with contractors, employees, and/or maintenance (electric, plumbing, carpentry)
- Professional communication abilities – phone, scheduling, email, customer experience
- Working knowledge of Microsoft Outlook, Word, and Excel
- Ability to effectively multi-task
- Project management experience
- Previous work order management a plus
- Positive, CAN-DO attitude is a MUST!
