SUMMARY

We are looking for a tenacious, confident, rockstar residential Construction Assistant Manager to join our team as an Assistant Project Manager. In this role, there will be an emphasis on managing the job, managing the trades, the construction timelines and ensuring quality standards are being met. NOTE; YOU WILL NOT be creating scopes of work, creating materials lists, bidding out jobs and hiring subs.

You will take charge of project plans after the job is set up by our main PM from start dates through completion, overseeing General Contractors for quality, efficiency, and adherence to the predetermined budget and schedule. Job sites located in Union, Ocean and Monmouth Counties.

We move at a fast pace! You will be running the back end of up to 35 projects at any given time. Applicants must have extensive experience solving problems as they come up, delegating promptly and effectively, coordinating schedules, and communicating daily.

Here’s what we REALLY need:

  • You’re a master of coordinating contractors and subs and holding them accountable: The Lead PM will deliver to you a newly scoped out, budgeted property with most subs already in place. Your job is to manage the job, subs and timelines to ensure we get these jobs done on time and budget
  • Planning and scheduling are second nature to you. You plan well in advance and hold the entire construction team of subs accountable.
  • You’re a stickler for paying attention to details and quality control. You manage General Contractors and construction workers, give guidance, and keep everyone accountable. You will inspect the quality of the jobs daily, pointing out issue and correcting them as they arise

ESSENTIAL DUTIES AND RESPONSIBILITIES

With a strong attention to detail the Assistant Project Manager will monitor/perform/create/conduct:

  • On-site work required. Managing multiple projects at once and ensuring that work is getting done in a timely and efficient manner.
  • Manage Crews, Tradesmen, Laborers
  • Prepares Final Checklists, Punch Lists
  • Completes and maintains all required paperwork, permits, records, documents
  • Follows and complies with safety and work rules and regs.
  • Security of properties and materials
  • Labor, Materials and Other Rehab Expense Tracking
  • Effective Communication with Other Team Members
  • KPIs, Sweet Spot Analysis for Improvements
  • Action Plans, Fewer Better, Sweet Spot Analysis, Weekly Big Rocks

MUST HAVE QUALIFICATIONS

  • Minimum 2 years residential as an assistant project manager or college construction background
  • Experience using construction or project management software preferred (we use Builder trend)
  • Strong communication skills, leadership skills, organizational skills, problem-solving skills, and time-management skills

Job Type: Full-time

Schedule:

  • 7am-4pm Mon-Fri
  • Occasional Weekends

Education:

  • High school or equivalent (Preferred)

Experience:

  • Construction Experience: 2 year (Preferred)
  • Project Management: 2 year (Preferred)
  • Detailed Scopes of Work, Budgets, Project Plans
  • Hiring Contractors, Tradesmen, Laborers and monitoring their work throughout the project

Pay: $60,000.00 - $65,000.00 per year

Schedule:

  • 8 hour shift
  • Monday to Friday
