JOB DESCRIPTION
Job Title: Division Accounting Manager
Department: Property Management
Reports To: Managing Director of Accounting & Finance or Controller
FLSA Status: Exempt
Position Summary: Responsible for the daily/monthly/quarterly/ annual accounting of RangeWater Residential (RWRes), including preparation of the monthly financial statements and the monthly financial reporting to RWRes management and RangeWater Real Estate (RWRE) corporate accounting, preparation of the annual budget and monthly/quarterly reforecasts, review of management agreements to ensure we are properly capturing all fees and billable expenses, review and analysis of profit centers/rebates and the related contracts, and other special projects as needed. Ultimately responsible for ensuring that the financial statements of RWRes are properly stated, including balance sheet, income statement, statement of cash flow, and statement of capital.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
  • Detailed accounting of RWRes, including property billbacks and intercompany reconciliations, journal entries, month-end closing of the books and preparation of the financial statements through Yardi.
  • Preparation of the monthly and quarterly financial reporting package for management, including variance analysis.
  • Preparation of monthly reforecast of operating income and expenses.
  • Initiation of cash transactions (payroll ACH and transfers, management fee and billback ACH and transfers, and distributions to RWRE) and reconciliation of the bank and account each month
  • Forecasting of weekly cash position. and preparation of monthly/quarterly available cash for distribution to RWRE.
  • Assisting with the processing, review and payment of monthly expense reports through Concur.
  • Assisting with the coding of invoices and oversee the processing of payables by the accounts payable associate.

  • Invoicing of various management fees and pre-development fees that will be paid outside of the monthly ACH / transfer with the properties.
  • Preparation of the annual budget, including the gathering of data from the Executive Managing Director.
  • Support the Managing Director or Controller in the development and execution of special projects as needed.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
Organizational Responsibilities:
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, internal controls, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
  • Practices proper safety techniques in accordance with Company and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor injuries or accidents, or other safety issues to appropriate individual(s)
  • Identifies areas for improvement and offers suggestions to improve the Company’s efficiency, profitability, and productivity
  • Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applies knowledge and practices to area(s) of responsibility.
Work Hours (may vary by state or location): This position is scheduled for 40 hours in a regular work week; however, as a salary/exempt employee you may be required to work over 40 hours in any given week to fulfill the responsibilities of the position. General office hours of operation are from 8:00am to 5:00pm Monday through Friday. The accounting team allows employees to utilize flex schedules in which they are permitted to arrive between 7:30am and 9:00am and leave between 4:30pm and 6:00pm respectively. Must be able to perform the essential job functions unaccompanied.

Education/Experience:
Bachelor or Master’s Degree in accounting is required. 3-5 years work experience in accounting. Real estate industry experience preferred.
Language Ability:
Demonstrated ability to read, write, and communicate effectively and professionally. Able to write routine reports and correspondence.
Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, and other fiscal reporting information.
Reasoning Ability:
Highly organized in work with ability to manage information and prioritize tasks to meet assigned deadlines. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Demonstrates the ability to understand complex accounting transactions, record them appropriately, and clarify the details to supervisors and/or clients in written or verbal communications.
Computer Skills:
Demonstrated proficiency in word processing (MS Word), spreadsheet management programs (MS Excel), and proficiency in Yardi and other financial planning software. Familiarity with real estate specific accounting software is a plus.
Certificates and Licenses:
CPA License preferred. Current valid driver’s license is required.
Supervisory Responsibilities:
Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required. Responsible for management of accounts payable associate(s), and other accounting team members that may be added through future growth.

Routine, local travel may be required to attend training classes, make bank deposits, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Non-routine, overnight travel may be required to attend company functions, training, property visits, and other situations necessary for the accomplishment of special projects that may be assigned from time to time.
